Group Three Property Management

Would avoid at all costs. Tried to inquire some losses resulting from water damage, which were most likely caused by condo management company’s negligence they had no heat in the building during the week of -40C in December and some pipes burst causing water damage. Have tried to call and inquire to get some information to proceed with being able to claim my recoveries. I trust all others saying this company deserves a 0. If you let Group 3 tell it, they are probably the busiest folks on the Earth

Worst property management ever. The condo frees have risen and they haven't done much. It took them over a year to finally finish the construction on the building of our condo and it was horrible. All they do is banter and complain about people not following bylaws, its minor little things things that are not aesthetically pleasing basically people living in their own apartments and having things on their balconies. I would not recommend this company. We have been through already 3 property managers, but this one takes the cake. Absolute garbage.

As a condo owner I have worked with Sundas on a number of items during the past few years. She is always professional, prompt, fair and informative in her response. Most recently I have been working with both Sundas and Marissa on the sale of our condo. Marissa has also been excellent to work with. She provided much needed guidance in a timely and professional manner. I've greatly appreciated their expertise and approachability.

I have always received prompt and courteous service from Group Three. Sundas in particular has consistently gone above and beyond to ensure any questions or concerns I have are addressed in a timely and whole manner, and important information is usually communicated quickly.

I would give them a zero if I could. Group Three has been an absolute nightmare to deal with. Their rep assigned to our building is non responsive, always 5 steps behind when things should be communicated, and when there are issues, it can take months to get things repaired.

Most attentive property management company that I’ve had the pleasure of dealing with! Catherine Mills always responds to my emails and phone calls in the most professional and solution based manner. I’ve dealt with 3 other companies in the past and this one far exceeds those others.

It sure would be nice to have someone at least acknowledge my questions. Last year I found the person responsible for this condo board about an issue and never heard back. Surely there are some companies out there who are more deserving than group 3. I would give them a zero if I could. The saga continues….. I asked to have my steps in the backyard attached to the house. There is about a 4 inch gap. I also asked to have my front steps mud jacked as they are about 4 inches lower than the sidewalk. I have severe osteoporosis and I fear what would happen if I fell. I also asked for a new front window some are nearly 30 years old. This was installed on the 24th. Some workers were in mid September to repairs etc. Since I wasn’t home my daughter called to find out which homes were to be done, and of course the call was not returned. I was told all of this would be done by September 30. I am so upset about this. i will be looking for alternate choices.

Reading some of these reviews shocked me a little as I have had nothing but good interactions with the Managers and Administration at Group Three. A few of my properties are managed by them and the buildings are very well looked after by this Property Management company. Since Group Three took over, the lawn care, snow removal and overall interior cleanliness of the buildings have improved immensely! They do a good job with giving notice ahead of time for parking lot cleaning and etc. The security in one building has all been upgraded too!! It’s nice to see that our condominium fees are actually going towards what they should be! Every time I call the employees are very polite and helpful. And the Property Managers get back in a pretty timely manner too which is great. Overall I am very satisfied with the service from this company.

Our condominium has been managed by Catherine Mills at Group Three for the past several years. She inherited a mess from our last property manager and went above and beyond to fix their mistakes, fill in the gaps they left behind, and get our Corporation back in good shape. She is a pleasure to work with and it is a comfort to know that our property is in good hands. Group Three, and Catherine specifically, are experienced and professional, and a great choice if looking for property management services. Reading through a number of the other reviews for this company, I think it is worth noting that a lot of complaints regarding fee increases, fines, and building services are decided by the Board of Directors and not the property management company. It is unfair to give them a poor review for something they have no control over.
