Easily the most brutal living arrangement I've ever had, and ironically the most expensive. If I could give 0 stars I would. I'll provide a clear list of examples as to why you should never live in an Accora-owned home or apartment. I'll start with the worst part, the noise. Accora has been renovating for over 5 years now. I'm in a building, where the drilling and other various construction noises are almost constant. Its actually unbelievable. Every week you get a new warning on your door that Accora is going to be doing something that might make a lot of noise. Sometimes they don't warn you and you'll hear the construction on other floors. Another point- the air conditioner has broken 4-5 times this summer. Each time, I'll put in a work order and I'll even express that I suffer from heat exhaustion and that this should be treated as urgent. They never come within a day, and by the time they do come the AC fixes itself. So in other words, 4-5 days with no AC in the summer so far. No backup generator for elevators. Water has gone out nearly 10 times since I moved in April 2022. They'll warn you about it... but you still won't have water. One time, the water went out and didn't come back by the expected time. I called and they pretty much said "Yep, happens, we don't know when it'll be back, hopefully today"- I had to spend the night at my parents. Rent here is ridiculously expensive. And not worth dealing with everything I mentioned above. You'll feel trapped here, I promise you.
I enjoy living with Accora Village, their maintenance and experience teams do excellent jobs. All of my issues are dealt with quickly and professionally. The outside areas are well maintained. The area itself is becoming quite nice and I have no issues with my neighbours. It's very conveniently located close to the highway as well as the mall and public transit. Overall I'd recommend living in an Accora village apartment or townhouse.
From my Bay window is a beautiful fir tree decorated in Winter. Front yard & backyard well kept and groomed weekly. Flower beds surround my building with occassional decorative flower beds. Not a spec of refuse anywhere to be seen ... Outside Entrance has quick reference for Emergency Services including our own Security. Inside the entrance is so clean my building has that Newness ambiance... that's how great the Staff is. Whether it be floors in Winter, glass in Summer or laundry room, all year dust, you won't find a speck... I'm nearing 70 yrs old, and I wouldn't leave this Project for any money in the world, as the expression goes. I live in a Bachelor, well thought out, with plenty of space for my needs. This Project has its own Community Centre complete with so many Programs running heart round and then there's the pool Here's we are practically in the middle of Ottawa and I just described an Oasis .. well, it's not fictional and I love living here... Take a few minutes, drive around the exterior, see if I missed anything.. Accora
I have been a resident in one of the townhouses for over 5 years and while the handling of service requests were terrible in the past ignoring requests, not getting timely responses, sending untrained personnel, they have improved. I do not use any of the amenities so I cannot comment on them. The Resident Experience Managers lack training and are unaware of even the most basic by-laws. People parking in or blocking parking spaces is also a big issue and security is hesitant to issue tickets. Tenants throwing garbage around the garbage bins is also an issue. They are too lazy to lift the lids and put the garbage bags in the bin. Tenant selection is not the best but Accora has to follow the legal guidelines when renting so perhaps they have no choice. Regardless I would not rent a three bedroom townhouse to a family of ten or more and those do exist in this area. The priorities of management seem to be off as well. There have been a few vehicle vandalism complaints in the past yet they refuse to install surveillance cameras due to the cost. Other tenants have complained but nothing has been done. They spend a small fortune on landscaping every spring, which is nice, but I believe tenant and their property's security is more important than planting flowers. I have also heard gun shots on two separate occasions. They have third party security but they don't seem to get out of their vehicles and appear to be useless. As such safety is an issue around the townhouses. My biggest grievance involves the local children yelling, screaming and running all over the common areas. They play soccer in the common areas and kick the soccer balls into back yards. I have complained to security twice as instructed by Accora but nothing has transpired. Both times security stated they were on another call and when they arrived it was already dark and the kids were gone. I once saw a security guard when the noise was occurring but he did nothing, he only looked around, didn't talk to anyone and left. Our lease agreements state all tenants must act in a quiet and respectful manner so as not to disturb other residents but this is not the case. Accora advised they can only send out letters to the children's parents but this has not curbed the noise either. Unfortunately there are a lot of parents who let their kids run wild around the community despite there being a park right across the street. Parents are too lazy to watch their children let alone take them to the park. Accora needs to be more aggressive with respect to the noise from the children as sending letters is not working. Further enforcement security finding out where the children live and someone speaking to the parents. If that does not work eviction is an option pending Landlord and Tenant Board approval but they seem unwilling to do so. Tenants have the right to file a harassment complaint against Accora as they cannot pursue legal action against the parents of the noisy children directly to the Landlord and Tenant Board and request what they feel is fair compensation for their inconvenience i.e. free months rent and perhaps this should occur to get Accora to take this matter seriously. Given my comments above, I cannot recommend Accora Village and if the rents hadn't skyrocketed over the last few years I would have left long ago.
I moved to Ottawa last year and found Accora Village. I love the proximity to parks like Andrew Hayden and Brittania Beach, plus the walking trails/bike paths. The people in the community are friendly and family oriented. The owners keep the buildings clean, and maintenance is super responsive for any issues that come up. They take pride in maintaining both the complex, and their relationships with tenants. I feel quite lucky finding Accora Village because moving to a new city can feel isolating, and I’ve never felt like a duck out of water by moving here. It’s home, and my community.
I am a resident of 90 Woodridge and would like to acknowledge the hard work done by one of their maintenance guy “ Andrew”. In the beginning of last month I had issue with my stove burner not working, after initial service request they sent someone right away to fix the problem . The maintenance person claimed to fix the burner and it worked for few days. The burner stopped working once again and we put another maintenance request. The maintenance person “Nat” came back again and clearly appeared to be frustrated with our “ continuous” requests.while fixing the stove he blamed us on failing to maintain the condition of the stove. As the problem occurred for a third time, and with our high level of frustration, we contacted the Residence Experience Manager at Accora Village. Her response sided with the maintenance person and claimed that she would send someone to, once again, fix our stove. We requested a new stove or switching to a safer one as our current one was creating sparks and clearly seemed unsafe. But no help or follow up from management. After no response or visits after a few weeks, we had put in a separate request to fix our thermostat. Andrew Andras had come to replace our defective thermostat. After letting him know about our broken stove, he went out of his way and took time out of his busy schedule to take a look. And guess what? It just took him 10 minutes to fix our stove. He kindly explained every detail and tools he was using to replace and fix our stove. Nat, the previous maintenance person, did not correctly put the correct parts in place. Andrew is such a hard working and helpful individual. He is always determined and will make sure the issues get solved. He stands out from everyone else in the maintenance department with his speed and determination.
They charge you $2000 for rent to find this on the stairs. Now I’m finding them in the apartment too. No one bothers to maintain the stairs properly to avoid this from happening. Very disappointed!!
I lived at Accora Village for a year August 2021-August 2022 at the Cobalt building. My impression is that the majority of the tenants here are new Canadians or new Ottawans who don't know their options. If you are looking for a rental, I would suggest looking elsewhere. Cons: - They threaten late rent payment fees this is illegal in Ontario, look it up - Overpriced by around $200/month based on my own personal research - NOT smoke-free. Certain tenants who have been "grandfathered in" are still allowed to smoke in their units - Underground parking spots are TIGHT - Garage always smelled foul I'm not being dramatic Pros: - Staff are all very friendly - The leasing agent I dealt was very helpful and prompt - Service requests have been addressed in a timely manner - Community programs like drop-in volleyball and summer camps are nice - Decent gym and pool - Apartments are recently renovated albeit shoddy construction - our bathroom ceilings leaked 24/7
Far too expensive for the poor quality. I had to notify them 3 times that rain water was leaking into my apartment before they did anything about it, but even their apparent fix didn't resolve the issue and I continued to have leaking and eventually mold in the walls which they just painted over. The washing machines and dryers didn't work half the time. The building I was in had no AC despite Ottawa's heat. They also like to make up their own leasing rules that they try to use against you when you're leaving. 0 stars, overall, Ottawa is the worst city I've lived in.
Don’t move here unless you want your power to go out over 200 times in the past 7 months with them and their employees do NOTHING about it. I’m going to start posting every time my power goes out. There is a main breaker in a locker laundry room that only Accora can access, all that is needed is for someone to flip the switch. There is an “emergency” line Which is an absolute JOKE that you call and they notify whoever is on call to come out. My power has been off since 11:30pm last night and I have called 7 times. The power has just come back on at 7:57am only because i’ve threatened to go screaming throughout the community looking for a worker, As most employees live within Accroa Village. So why can I not have power within my unit. I’ve told Management to contact me MANY times but my request is always ignored. I will not be recommending this community to ANYONE as no one paying rent should have to be treated like this.
