Excellent staff, accommodating, friendly and very helpful. I have lived in this apartment building twice, nothing but excellent experiences. Very affordable too.
Since being taken over by Paramount Properties, the building has gone downhill quickly. The upstairs parking has been shut down and moved into visitor parking - which we are now being charged for. A reduction in service with a fee Pretty sure that’s not legal. Cleanliness is down. The garbage bins are ALWAYS out now. Makes coming in and out of the parking garage difficult. It’s also always nice for your guests to look at the garbage bins and then pay for parking, especially during the holiday season. Yesterday went out and all the lights were off in the parking garage making it feel extra safe. Overall, wouldn’t recommend this building to anyone. Paramount, you’re doing a terrible job. Time to fill your boots.
This is a nice apartment building, it is kept clean daily and is fairly quiet. The property manager is friendly and welcoming! The walls/floor must be pretty thin because I can hear my upstairs neighbours pretty clearly. Units are very basic and a decent size. Overall would recommend, but I feel like for this price you should get a little more.
Pros: It's location to nearby Colleges and Universities and stores, great view to the experimental farm across the street and that the electricity is included on the rent. Cons: Since the change of administration from Osgoode to Paramount some services have diminished or have changed in a negative manner. For example: The heating can no longer be controlled, they installed some device on the walls that limits the thermostat to a minimum and when outside is -20c, inside can get quite cold, so the solution is to buy portable heaters and have them on all day if needed. In summer they charge some "cooling" fee for each AC unit you might need to install, since the apartments get quite hot in summer. Another problem is the infestation of rodents on the roofs and walls, the administration says is doing all it can and actually says that is a problem from the City not theirs. Walls and floors are quite thin, so everything you do is heard by everyone. Noisy people who do not realize this technical sound issue can be a big nuisance to other neighbors. The previous parking system used by Osgoode got destroyed by Paramount when they started to charge $ for visitor parking. The snow removal services also got diminished in quality, since before the 2 maintenance gentlemen who resided on the building used to do some snow removal and de icing late at night or early morning, now you need to wait until late in the morning for some snow removal company to come by and do that. The garbage bins used to be moved in and out of storage everyday using some small motorbikes, now the bins are always in display and blocking the entrance road to the building. 2 blocks away is a rough neighborhood, so crooks and wierdoes from that area roam in at night into the parking lot and steal licence plates or smash car windows several times during the year, and neither the Police or the Administration do anything to prevent it. in few words: the monthly rent fee is too high for the quality you get.
A great Management and the whole team is so Welcoming and warm and the building itself is so well maintained . There was some brick work going on and I liked when they explained how the management likes to invest back in the building maintenance to make sure every thing is good. they have so much to offer , they gave an amazing tour and explained all the services they had, Crime free check and Certified Building, Outdoor Clean pool , Picnic Tables and BBQ,this is a perfect place to rent cant complain for anything. .
I like to reference it as the last safe haven before Caldwell. The caring staff make all the difference when the market is so controlled. The building management do what they can about the RAT infestation, but it is only getting worse now that I can now constantly hear them in my top floor apartment as well as in the lobby. Now with a kid on the way and this massive health concern, we are getting out of here as fast as possible before they finally burrow into the apartments. Its 11:45 at night and we have been laying here for 2 hrs unable to sleep due to squeaks and skittering . Theres no way the rent should be increasing from the 1299 I signed up with to current prices.
We are tenant living at 12 floor. At the present, we are facing with "noises" coming from rat supposely, the noise came from the ceiling, in the kitchen, in our bedroom, it has been scratching every early morning, even at 1am that affects our sleep. We do informed the building and nothing is going to happen to fix this issue. For sure the rat has already been making a whole system to run around the building. Please take action for the real problem, not just raise the rent annually but taking no care for the client! It is difficult time to move out during this sensitive virus crisis, be more helpful please.
Building was taken over by Paramount Properties in Nov. 2017, any reviews previous to this date are not valid. Visitor parking was changed to 24/7 paid parking with notice only given to residents 2 weeks AFTER the change was implemented without any input from current residents. In order to actually pay for the parking you either have to download an app on your phone or call to pay over the phone and they don't even ask who you're visiting or which apartment number you're visiting, essentially the visitor parking is just paid public parking now. The office door is always closed whereas the previous owners always had the door open during their office hours and were very helpful. Very disappointed and not looking forward to anymore of the changes that are most likely going to be implemented without any communications to the current residents until well after those changes have been made. Stay away from this building if you're looking for a place to live.
Join Merivale Manor Residents on Facebook. Merivale Manor could have been an okay or even good building, somewhere to live and relax. However, the management keeps posting unfriendly announcements to make you do different things. Since I have moved to this building, I had to completely empty the kitchen, stop using our counter-top dishwasher, move our two cars out of the parking for a day and move the bicycles from the parking. The announcements usually come with a threat. To empty the kitchen, we were threatened with a $75 fine. To move the bicycles, they threat to dispose of them. The parking is in another building next to the main building. It is not covered and the access is very inconvenient through stinky stairs. Recently, the rental office has claimed all the parking spaces in front of the building to make things even harder for the residents. If you return from shopping, there is no easy way to unload your car. If you want to move to this building, be prepared to go through hardship and be given orders and be threatened.
Scrap heap of a building. As noted building is under new management. However you'll notice that even all the high ratings were done in the same time frame. Collusion by previous ownership. Track those people back and most don't even track back to Canada. BEWARE!! However there was about 2 weeks notice given that building would now be run by Paramount Properties. As also stated there was no advanced notice what-so-ever given that a 3rd party parking company would now be turning visitor parking into 24/7 paid parking via an app or phone call. How low is this? I'm really looking forward to having my mid 70's parents come spend the weekend an say oh BTW you need to pay 3 days worth of parking fees with an app you can't possible have. Why would they? they live 5hrs away. True also the office door is always closed. Even with the lack of personality of the previous manager the door was actually open. The access to the building is less than desirable with an arm load of groceries. Moving in/out is so stupidly inconvenient it's embarrassing. Noise complaints are not taken seriously or followed up on. Some woman on our floor 12th has no idea how loud she is but can't seem to get anything done about it. I'd bet my left nut that once current leases are up on Osgoode terms and Paramount gets to have full control they will have there hands in your wallet deeper than ever before and probably with zero notice as proven with the visitor parking area. LIVE ELSEWHERE!! Or get out if you're already here. I know we're looking and a mortgage/ownership is more and more appealing with these greedy, uncompassionate overly rich companies taking your hard earned money as often as they can.
