I recently stayed at the Pheonix Inn and had a great experience. The Inn is very clean, kept in excellent condition, and the service was exceptional. The location was about half way between downtown Cooperstown and Dreams Field, so I loved how close it was. My son played at Dreams field, so I was able to come back between games if I needed. 

They do not have much of a yard or an outdoor cooking area (as I recall) if you bring a family, but that did not matter to me. I was in Cooperstown or at Dreams Park during my stay. 

Overall, I would highly recomend this B&B, I would stay again if I come back.
