Story

The real estate industry has changed a lot over the past few years. More and more homeowners are asking themselves this question, “do we really have to pay that much money just to sell our home?” The answer is no, you don’t.

At rhinorealty we get the fact that you would like to see a sensible correlation between the work involved in selling your home, and the amount of money charged to provide that service. We also get the fact that you would like to achieve the highest possible sale price. Working towards achieving the maximum net proceeds from your sale is a common goal we share with you, and this is how we do it:

OUR LISTING AGENT COMMISSION
As a home seller in Alberta, you will be responsible for paying your listing brokerage a ‘total fee’ and then your listing agent will ‘offer’ a portion of that fee to all cooperating buyer’s agents. A common practice for traditional brokerages is to charge you 7% of the first $100,000 plus 3% of the balance of sale price (7/3) plus GST, as the total fee and then keep half of that for themselves and offer the other half to all cooperating buyer’s agents. So in this case, your listing agent keeps 3.5% of the first $100,000 plus 1.5% of the balance of sale price (3.5/1.5) plus GST, and offers that same amount to all cooperating buyer’s agents. Wow, that’s a lot of numbers and percentages, does it really need to be that complex? No, it doesn’t.

Here at rhinorealty, we’ve sold thousands of homes over the past 15 years and we know that charging you 3.5/1.5 for our listing fee is excessive and unnecessary, so we don’t do it. We also know that selling a $600,000 home is the same amount of work as selling a $400,000 home, so we just charge you a flat fee regardless of your sale price.

Here’s what we charge for the listing side: $3499 when you pay half on listing and half on closing, or $4499 when you pay only on closing. Isn’t that a lot less complicated? We think so.

Or, if you want to be involved in the sale of your home and save even more, choose one of our Owner Participation Packages. Also, as an Owner Participation customer you can choose to involve buyer’s agent or not, it’s your choice.

THE BUYER’S AGENT COMMISSION
Yes, as a Flat Fee Full Service client, you do need to offer a cooperating buyer’s agent commission. Why, because that’s how the MLS® System works. But is it necessary to pay that cooperating buyer’s agent 3.5/1.5? In most cases, the answer is no. Our agent will confer with you on this topic and recommend an amount that you should offer as a cooperating buyer’s agent commission. A high majority of our listings are sold with a cooperating buyer’s agent commission that is less than the commonly offered 3.5/1.5.

Saving money on the buyer’s agent side of the commission is definitely possible but very few real estate brokerages will allow you to even try. Why do we do this? Well, the short answer is we believe that’s why you hired us. Looking after your best interests is in our best interest. Besides, we love increasing your savings, it makes our business model look great!

As an Owner Participation customer you can choose to offer a cooperating buyer’s agent commission or not. We strongly recommend doing so as it will expose your property to a much larger pool of qualified buyers.

We listed our home in Deer Run with Rhino and it cost us $999. They were thorough with detailed explanations and paperwork. The pictures were professional, quality photos and overall Rhino saved us thousands of dollars on our sale. We would definitely use Rhino Realty again.

Formally staged my property and then hired Rhino Realty under a 6 month contract. Pictures taken were OK, but there were were inconsistencies and mistakes in the less than exciting writeup. I had to chase them to correct mistakes and eventually wrote up my own. Over a 6 month contract I had less than 8 showings. Kristen was unconcerned over the lack of showings or progress and her only idea was to lower the price. I did lower the price twice during my contract with them. Average time for response to any phone call or e-mail was 2 days and there was no followup market analysis unless I chased them for it. Eventually I got feedback from people who had gone through the property from Kristen but I had to chase her for that too. Overall sloppy work and totally unimpressive. I have now hired real estate agents who are willing to hustle to get the sale and I have had almost as many people go through in 3 weeks as I did in 6 months with Rhino.

I started to look for a property in Calgary this spring. I used this company because they have buyer cash back. I was not entirely sure what suited me the best so I went on quite a few showings with Kristen. Unlike other companies, Rhino doesn't reduce your cash back based on how many showings you go to. That is a good thing. Some weekends when she is not available, I went with two realtors from other firms. One of the other realtors really pushed me on closing the deal and I almost got stuck with paying a much higher price for a property. Another one was a smooth talker full of $hit. : D So I really appreciate Kristen being honest with me all the time. Honesty is so important in real estate and it is a scarce commodity. She always answers my questions with patience and never pushes me into making a purchase decision unless I am certain. I will recommend Kristen from Rhino for purchasing real estate. Plus, getting a little bit of cash back is great, can be used on closing costs or moving expenses.

I sold my house through these guys and the concept is great. Paid full flat fee of $3400 at the time which saved me over $10000 on the sell side. I offered $10000 to the buy side scam artist which was 4000 below the usual 7% and 3% full fee ripoff. Good money for being a glorified taxi driver. No open houses but that's a waste of time and they are really just opportunities for the full fee scam artist to solicit more clients. Got everything else a full fee realtor would do. Calculate where the break even point is for what your selling. Don't fall for the full fee realtors reasoning that the realtors fee is built into the price so you really don't pay anything. BS. People pay what your house is worth and it could be the asking price or more so save your money..

I was in contact with the Edmonton rep, Dayna. It was very difficult to get ahold of her as she was away for a few weeks, and then once back she was 'trying to open up a day' to be able to talk to me about the listing my house. I got the impression that trying to setup a phone call was a massive inconvenience for her to fit into her extremely busy schedule. Dodged a bullet by not listing with these guys
