Story

Our staff goes beyond just housing we have created friendly relationships with many of the residents and created an atmosphere where residents feel comfortable and confident in the Maple Leaf Quay community.

Not only do we work hard to create a community among the tenants but we also work hard to create close relationships among the staff so that when conflict does arise the security guards, Property Manager, rental agents, and maintenance staff work together as a team to solve the problem effectively. We have created a sense of community through a number of resident events that are held on-site throughout the year. These events provide a great opportunity

for residents to get to know one another and get to know their neighbours. They create a sense of belonging and a sense of community. For residents who come from out of town, these events mean meeting new people and making new friends. Our biggest event that is held once a year is our resident appreciation BBQ. Residents and their guest come out and enjoy lovely dinner and entertainment hosted by the management team. We want to let our residents know that they are very much appreciated.

Our office is open seven days a week including four days where the office is open until 7pm. We have security on-site 24hrs a day and 7 days a week. This ensures not only the safety

and security of the residents but also assists them with any issues that may arise when the management office is closed. We have live-in superintendents. This, again, assures the residents that in case of emergency there is someone on site and on duty who can assist when any issues arise. We pride ourselves on same day service. When a resident comes down to the office with a service request we strive to have the problem look at and/or corrected on the same day of request depending on the nature of the problem.

This building is a nightmare. The neighbors are the worst, kids screaming, constant noise of slamming doors, parties with loud music, people screaming in the hallway, drilling and dragging furniture in the middle of the night. The laundry is always full with several malfunctioning machines, and don't expect any help from building management, they are just useless. Also avoid buying things online since there's only a 50% chance you will actually receive it. Packages get lost and are delivered to the wrong unit frequently. There's no doorman, they are always "making rounds" and nowhere to be found. The carpets in the common area are dirty and stained. But they are just focused on building a new building instead of fixing the ones that already exists. So also be aware of constant construction noise.

Our family has had a great experience living at Maple Leaf Quay. The office team has been quick and attentive to our service requests and questions; often having our requests completed the same day that we submit them. On top of the fast service, they're friendly, professional, and accommodating. The maintenance team matches the office team with their friendly, informative, and thorough assistance with requests. We recently asked for assistance with our thermostat, Alex from the office responded immediately, had us complete a COVID questionnaire for safety, and dispatched a maintenance request. Nick arrived, adjusted our breaker, reset the thermostat, and showed me how to fully use it. He was safe, tidy, approachable, and answered my questions. I'd recommend this complex to anyone looking for great service, fantastic views, and reasonable rates, all in an engaging neighborhood.
***Update: I found out from building maintenance today May 12, 2021 that there is an active BED BUG problem on the 14th floor. Did the management company let me know about this? No, of course not. I had to overhear it from the maintenance crew arguing with my neighbor in the hallway. I moved in at the beginning of October. During the viewing in August I explicitly asked about bug issues after reading other reviews about ant infestations. I was told “that’s only an issue on lower floors” and I was assured that since I was moving into one of the top floors, this would not be an issue. This was evidently a complete and utter lie. On my second day in the unit I woke up to a sink full of 50+ ants and there was no food in the sink to attract them. But the issue isn’t just there. I’ve also been seeing ants on a daily basis in the bathroom as well. I emailed management about this issue and their solution was to give me ant traps which honestly seem to do absolutely nothing. I’ve re-contacted them to insist upon further action. Needless to say, I feel very misled. On top of that, I explained at my viewing that my main reason for moving was to get away from construction noise as my previous building was across the street from a construction zone. Turns out, that noise was actually preferable to the insanely loud, intrusive drilling noises here. The noise is so loud that people can hardly hear me when I’m on a video call working from home during COVID. In my opinion, there is no way that management would not have known about this construction work prior to my viewing. Accordingly, I feel very misled and now I’m stuck in a year long lease with an ant infestation and incredibly disruptive noise. On top of that, I received a notice of demolition construction in the building which was not disclosed prior to signing my lease. If I could go back and talk to my past self I would tell her to steer clear of this building. I am incredibly disappointed.
I've lived at Maple Leaf Quay for nearly three years. My experience with the building was initially positive, as it's in a great location with in-building access to a Shopper's Drug Mart, and had decent amenities for a rental. However, due to some very aggressive renovation projects underway, the quality of life has greatly decreased, and I've had a number of issues with building management's incompetence. I do NOT recommend renting in this building. Here's a list of invasive construction projects residents have been living with for a six-month basis: - Complete overturn of lobbies work has been underway for 3+ months. Tenants must enter through the back. - Switch-out of windows in each unit, where residents had to vacate, then live amid dust and ongoing work for a 72-hours period. No compensation has been paid for the inconvenience, and management tried to give less than 24-hours notice to enter my unit. - Ongoing overturn of existing units for new leaseholders. If you're an existing tenant, forget it - you won't be receiving an upgrade, but you'll get to listen to the work in other apartments and pay regular rent increases for your trouble. Amid all of this work, our amenities such as the sauna and rooftop patio have been suspended with no compensation or reduction in fees. There are constant water shut offs, constant after-hours construction noise, and construction crews, dust and equipment in the building on a daily basis. Oh, and the last time I needed assistance due to invasive after-hours drilling, the on-duty security guard refused to give me the super's number. Don't bother renting here - there are far nicer options in the area with better management and amenities.
I have lived at The Quay for the past year and a few months. Excellent view of the CN Tower and Lake Ontario. Spacious bedrooms and living room area. The building is well-kept with minor issues here and there, which is expected from a multi-residential complex, the management staff is very helpful and responds promptly to maintenance issues and other complaints. You get value for money! Ps- that review about hearing your neighbour urinate is total b/s. The building is very quiet, I work from home so I am always home and I have never had to call security with any sort of noise complaint, day or night. If you are looking somewhere to call home, then this is the place. :
The only perk of this apartment is it's location. Unfortunately for the price you pay to stay here it is not worth it, sharing an old leaky laundry room. Amenities very outdated and need to be updated. The elevators break down on many occasions where once i was stuck in for over 1 hour with little to no help. Packages are given to the front desk however they are very slow to notify you sometimes your package is sitting there for days on end. Management unfortunately is VERY VERY UNHELPFUL especially during the Covid 19 we explained to them many times that our rent would be late due to the loss of our jobs and eviction notices were still placed on our door As this is not allowed during this time. After we discovered this we decide it would be best to terminate our lease since this place was no longer affordable for what we were getting, we explained to them due to covid-19 and loss of jobs this place is no longer feasible for us. We gave our notice on May 19th but they pushed it all the way to July 31st forcing us to stay longer than 60 days. We did explain to management that in 60 days from now we are unsure if we could still afford this accommodation and we insisted we would leave earlier and leave the place intact as another 40 days was too long for us. Not only did they threaten to take us to collection but this company on their website is willing to give a free month of rent and a visa gift card to new tenants but can not be accommodating to their current tenants. The value and the price of this place does not match up. If you see this place, it is better to keep on looking. If they are not accommodating during a world pandemic they will never be accommodating.
Okay place to live, summer gets alittle wild due to younger residents but I got lucky with a floor that's really quiet and my neighbors are very friendly. Can't beat the views of the city from the roof top!
If I could give this place no stars, I would. Steer clear of this place if you value your sanity. Management does not care about any problems you may have. There's always at least two notices, per week, about someone coming in to your unit. I'm at a stay at home mom, and whenever someone enters my apartment, they are never accompanied by a staff member. The apartments are overpriced for what you get. You don't get a balcony, laundry en suite or a locker to store your things. The parking garage is absurdly tight and the space you pay to park your bike is open to the elements, including bird poo. Don't get me started on the management staff. They are mostly inconsiderate, lazy, rude and look like they don't like their job. Overall, if you don't mind the noise from the Gardiner, living across from a fire station constant siren noises, unhelpful management, your clothes getting missing from laundry, constant, and I mean CONSTANT, drilling noises and countless unnecessary entries into your apartment, then for sure, go ahead and sign that lease. I just encourage whoever is reading this to take it seriously before making the decision to rent an apartment here. P.S, Get ready to be randomly informed about a pest control visit to your apartment. Apparently, there are bed bugs in the building!
It's a huge scam. First they show you a demo suit and say it has never been lived and they show you the gym and library and all the amenities. Then the second day when you got interested they show you the suit right beside the one that you have been showed, completely destroyed and under construction, with the explanation that the suit that they showed to you was rented and this one will be exact the same. They promise you to move in 2 days sooner, but then when trying to book the elevator, they say that the suit wont be ready sooner. They promise 75 dollar parking and then they say they'll try to find you one. Plus they never tell you all the amenities that they showed you and fooled you with, is not included in the rent and its extra. Also they would make you go to the office 100 times to get the keys and working fobs. The view is nice but thats all. The rent does not worth a rental old apartment.
