Construction work at the Southwood village has been barrricaded by orange plastic fence during summer until winter and still sitting like that with plastic fence and wood. Very unsafe for childrens. Most of the time, we wake in the morning not having water in the house BECAUSE OF THIS WORK. its fine for 2 hrs but recently it went for two 2 days. not even a noticed from ACMS, but when you check the City of Calgary website, it's there but not stated it will be for 2 days outage.. good work ACMS. To make the matter worst City will not provide water cause it's a private repairs. What a cluster!! FIX this!!!
If I could give them 0 stars I would. Living in a building managed by this company has been one of the worst things that has ever happened to me. Never ever move into a building managed by them. Water damage that they’ve been asked to be addressed for over a year a half has been ignored and I’ve been told they can’t fix it because of covid. Which is odd because when the fire inspection was done 2 months ago no one was wearing masks, so I’m confused as to how covid is stopping them from fixing the growing mold problem in my bathroom ceiling that’s being cause by my upstairs neighbours leaky bathtub. My radiator exploded and flooded my place because when I moved into my unit the thermostat was not the correct type this should have been caught by many different people before me, the condo board then left me without floors for over 4 months. They have been rude and abrasive. They made moving in very stressful and weren’t capable of communicating in a professional and timely matter. They don’t take noise complaints seriously, I don’t think they even pass them along to the appropriate people. They will ignore emails for months at a time. Truly a horrible company and I desperately wish I didn’t live in a building managed by them.
ACMS is not the same as it used to be and I would relate the change to Property managers Cindy ad Tim being gone. I personally think those 2 kept rating up without those reviews with high stars thanks to Cindy, Tim and Charmaine the rating will be 1 star as you can't rate zero unfortunately. Our Complex is managed by Crystal and Ed with very minimal involvement from Ed. 4 Board members out of 5 are serving first term and getting no guidance from ACMS, left to approve and decide whatever they want sometimes in violation of the By-Law and Crystal is careless as it seems all ACMS wants is money and Board of Directors that can be manipulated. Being managed by ACMS for 28 years since our complex was build it is an obvious down run for past 2-3 years since the best Property Manager Cindy Taylor left ACMS and we were pushed around sometimes with no clue who is managing our Complex. Crystal was caught on multiple lies and mis presentation of information, aggressive manner to chair the AGM and even friendship with Board members which led to pushing approvals in favor of her friends from the Board. Since Cindy and Tim left, Budgeting became a nightmare and was left in Board hands to control the unnecessary increases to Condo Fee which is way over $400. I have lots of connections in this field and can relate such unacceptable actions being tolerated and never addressed properly to the matter of fact Crystal is an original owner and Shaun the current owner is her Son. I wish ACMS takes seriously the matter of fact there is a competition on the Property management market and if you manages the Complex for 28 years it doesn't mean it will be your client forever. Hell NO!!! Demand for quality of service goes up along with Management Fee and dropping the ball on service leads to loosing clients what exactly happened to ACMS since their top managers left and getting 1 star reviews. Please avoid purchasing into complexes managed by ACMS and if you already own, consider to switch to another company ASAP!!! I thought First Service Residential and Cintia MacFarlane were horrible - ACMS now winning that "competition"!!! "Well" done ACMS!!!
In Nov, we purchased a townhouse in a complex managed by ACMS and the front window was smashed broken before we took possession of the home. They claimed responsibility for repairing and fixing it, yet sure enough by the time we moved in a month later, the window was still broken. We contact Tim and are told they have contacted someone and we should hear from them soon. Weeks go by, Christmas comes, it is now January and we have heard NOTHING from ACMS, NOTHING from the contractor they are supposedly hiring to fix our window. We have two young boys and my wife is pregnant with baby due next month -- I am just wondering what competent management company would leave a front window broken for more than two a half months, in winter, knowing the property is for sale/has been sold/has new owners concerned about the safety of their kids living in a drafty home in the dead of Alberta winter?! It's pathetic, ACMS ought to be ashamed of themselves. I am one person and I could have made a phone call and had a repair booked. I've rented suites from homeowner landlords who handled situations like these in a timely manner without any management company... What is your excuse, ACMS?
BEWARE!!!!!!! Unfortunately I cannot leave a ZERO stars review for this god awful company. I've seen some terrible property management companies but this one takes the entire cake and then some. 99% of the time they do not reply to emails, but when they do, they do not address the question or give a one liner reply that requires further clarification. When you attempt to dispute a charge, they do not give you the time of day. So the charges stay on the account unresolved. They charge for downloadable forms $10 a pop!!!!! forms that they didn't need to pay for. I thought First Service Residential was bad, they pale in comparison to the sheer incompetence and absolute lack of care ACMS exhibits. Only an incompetent board can choose to sign up with an outfit like that. Makes my blood boil.
Not a great experience with ACMS. Communication is an absolute nightmare with them, and they offer very little help with making decisions. I did not realize how mismanaged we were until we switched companies. Not good.
I am the owner of unit #308 Village Green. Nichole is always a very helpful accountant. Whenever we have questions or problems, she explains to us patiently and responds our e-mails promptly. We appreciate her service very much.
As a real estate professional who has completed more than a few condominium sales over these past 39 years selling real estate here in Calgary I have had the opportunity to deal with management companies of many different stripes. The quality of the people here at Accredited and their willingness to listen and work together with us on behalf of our mutual clients has always been a pleasure. Courteous and professional are words I would use to describe our dealings with Accredited.
I was faced with the emergency of a broken toilet. ACMS contacted me and then Scandia services contacted me and the problem was solved within a day. The service was polite and supportive and helpful. I owned a townhouse for 10 years which ACMS manages. I never had an issue in communicating with them, Charmaine was always helpful and friendly, she responses to all my inquiries and processes my requests quickly. The high condo fee was an issue, it was constantly going up every year on top of the charge backs that owners get. This caused the value of the property to go down a lot and loosing so much when selling it even though the location of the property was excellent. Also, owners need to have access to the bylaws for free, they set every document for purchase and at a high price.
