My husband and I moved into the 51 Main apartment building about six weeks ago and are thoroughly enjoying it. The location could not be better! We love the proximity to excellent restaurants, grocery stores and other goods and services that make Brookside one of the best neighborhoods in the world. Building staff are friendly and responsive - always willing to do what they can to help with problems that might arise. The pool and other common areas are well maintained. The gym is also really nice. The parking lot is covered, gated, and secure and we love the option for additional storage. We just attended our first gathering of building neighbors last night and had a wonderful time! Our neighbors seem to be fun and friendly. We're genuinely looking forward to getting to know them better. So why two stars? I would have given it a higher rating were it not advertised as, "luxury apartment living." The apartment we live in is most definitely NOT a luxury apartment. Maybe when the apartment building first opened six years ago it felt luxurious but now, not so much. The battered and filthy corners around our front door look like someone took a hammer to them. Builder grade materials in our apartment are very worn and beat up looking. Cheap paint scuffs easily and laminate flooring is significantly scratched and faded so even after cleaning, it still looks dirty. Cabinet doors are loose and the wood used throughout the apartment is scuffed and beat up. Even in a college apartment, the laundry and kitchen appliances would be considered lower than substandard. We often laugh about our luxurious appliances. The best thing I can say about them is that they work - most of the time and sort of. After leaking about ten gallons of water out onto the floor, the washing machine was replaced with what appears to be a different damaged machine that was removed from another apartment. So - if the floors, woodwork, paint, and appliances were a little higher grade, or at least in better shape, this place would be perfect. Worth noting - when maintenance was in our apartment changing out the washing machine, we pointed out some of the gashes, scratches, and scrapes, primarily to let someone know that the damage had been done prior to our arrival. His response was something like, "Well it's a rental, what do you expect?" My response - "We're paying $3,500 dollars per month for this rental and think of it as our home." We love living here but wish that the owners/management company would provide a few upgrades and take a little bit better care of our home.
51 main complex is absolutely a wonderful place to live at. Our experience there was exceptional. The complex is located in a great location with a walking distance to loose park, the plaza and KC library. Its surrounded by a lot of restaurants. CVS, USPS and Whole food market are located within a walking distance. The complex is very clean and organized. Apartments are in an excellent shape. The building including the parking lot is secured. Maintenance staff is always on time and responsive to repair requests. The complex has a patio/balcony on the 4th floor. The courtyard on the second floor is a great place to relax and enjoy your time. Highly recommended and will be definitely missed. The manager Ms. Compton been always helpful and supportive.
We’ve lived at 51 Main for 6 months. And here’s the real deal. The building is nice, staff is awesome, and location is great. There are several important things you gotta know, though, and these are way beyond the control of the staff of course. The construction is poor. You can hear every single movement from your upstairs neighbors. And every couple of months the entire building reeks of sewer. We have a baby and it’s especially concerning to us. It’s not enough to make us move, but we leave for the day when it happens. If you live on the west side of the building, you will get woken up at 545am once a week from the garbage trucks who pick up trash from the taco joint. There are also trucks who deliver produce almost daily and they idle the motor while they unload. So if you are noise sensitive, you’ll basically feel like you live inside of an idling motor. Besides the noise and sewer smell, everything else is great.
I was doing work as a contractor for 51 Main. I had the pleasure of working with Mike, the maintenance supervisor, as well as the office staff. They were super helpful the whole time I was working on the property and always willing to lend a hand. You’ve got a bunch of great employees!
Though it charges luxury prices, 51 Main is far from a luxury, or even adequate, apartment complex. Some of the five star reviews on here are from previous employees. Though it looks pretty from the outside, the building is very poorly constructed. If I go ten minutes without hearing some type of disruptive noise, I'm shocked. You can hear EVERYTHING your upstairs neighbor does, and it sounds like elephants are walking around up there and like furniture is constantly being moved, despite the fact that the person living above me is actually very respectful and cautious of noise. Additionally, at least once each week, I am woken up by drunk neighbors coming home at 2-3 am with large groups of friends, screaming and laughing in the hallways. There is also a family that lives on my floor that allows their children to ride Razor scooters through the halls of the apartment complex. This continues to occur even after management supposedly talked to them about the issue. If that's not enough, I am also woken up by noises from my own apartment due to the aforementioned poor construction as well as faulty piping. These noises range from water-rushing sounds to a series of loud pops and knocks. These sounds occur throughout the day as well. Due to the design of the building, noise from the pool/courtyard carries and is incredibly disruptive, especially on weekends, when pool attendance is high. This problem is made worse by the fact that management fails to enforce their own rules, so residents get away with blasting music from stereos and throwing parties with 80+ people that warrant the cops getting involved. Also, the courtesy officer has never responded to any of my messages regarding noise complaints, nor has emergency maintenance responded when water came rushing into my apartment during storms described below. Further, a leak occurred in my coat closet, destroying hundreds of dollars worth of textbooks as well as wall decor and luggage the first week of classes this past school year. I had to fight tooth and nail to get management the previous management company, EPC Real Estate to reimburse me for the damage THEY caused. During this conversation, I was met with extreme attitude and multiple complaints from Jessica Pipes, the property manager, regarding her job, her own life, and how little sleep she gets. On the topic of water damage, during a storm, water came about ten feet into my FOURTH FLOOR apartment and kept coming in as I tried to wipe up the water with towels. What's worse is that this happened AGAIN, a few weeks later, because, as was confirmed by the maintenance employee who responded to my request the second time, the employee who was supposed to fix the issue after the first incident did not do a thing! In addition, despite maintenance attempting to fix the issue, showers were freezing after five minutes during the winter months. Speaking of maintenance, the average response time for maintenance requests is around a week, during which time I call the office about twice, each time being told maintenance is "on their way up" to my apartment; clearly, that isn't the case. In addition, I have to spend around half an hour sometimes more cleaning up messes left by the maintenance team they even used and ruined some of my personal cleaning supplies. I will say that the new management/maintenance company is better than EPC it's hard to imagine what could be worse, but that doesn't solve the problems caused by a poorly constructed building, inconsiderate neighbors, or unresponsive after-hours services. Unless you enjoy awful customer service, being woken up in the middle of the night, constant noise, and water damage, please save your money and rent somewhere else.
I love living at 51Main! The staff if very responsive, the maintenance team is beyond helpful, and the amenities are fantastic. And not to mention it's the ideal location - the best block in KC!
You will feel like in your on a resort. This place is absolutely beautiful. The swimming poolarea looks winderful. Big screen outdoor tv, lounge chairs, grills and nice landscaping! The apartment homes are nice and spacious great floor plans, granite countertops and an island in the kitchen!
Staff is very friendly, helpful, efficient and informative. The location is perfect for shopping, dining, exercise and entertaining. The apt configuration and size along with large closets and balconies are the best for comfortable living!
The parking has many blind spot. They should fix the parking problems soon. I hit my car when I was coming out because of the blind spot. My friend that lives there, told me that everyone hits the wall because they can't see it. If the problem is on going, they have to fix it. I've send them an email about it, but never heard back.
Came to visit. Very nice place with on street and reserved garage parking. Good food and party places nearby.
