The only Bed & Breakfast Inn in Hyannis Port and truly reflects the spirit of old Cape Cod. It was built in 1800 by Lemuel Simmons, a somewhat famous old sea captain and was a private estate until 1988 when Bill took it over, renovated the main house and the barn into a great Bed and Breakfast Inn providing a warm, friendly, relaxing, and romantic atmosphere. It is a place to meet new friends, to feel at home, and relax. It’s a pleasant haven to retire to after a day of exploring. It is situated where you can wander around Cape Cod, enjoy the beach, or take a day trip to Nantucket or Martha’s Vineyard. At the end of the day, you return to the Inn, sit on the porch with wine, and relax. Then go to some of the best restaurants on all of Cape Cod, which are a few minutes away. Doesn’t get any better than this.

All the rooms are unique and nicely furnished, some with canopy beds, brass beds and all with plants, animals, love and fun. All of the rooms have wonderful Cape Cod animal themes. We didn’t start out with the idea of animal themes. Just kinda grew like Topsey. Guests have done their part to add to the clutter. Over the years, there are dozens of critters added to the rooms by guests. By now, it is totally out of control.

There are 14 guest rooms in total, including a two bedroom suites set up just for families, and the Cat Room which is a two room suite with a sitting area and a separate king size bedroom. The rooms have either king or queen size beds. One can have two twins. The two rooms, 9 & 10, in the back Servants Quarters both have private enclosed decks which are great for dogs as well as people. Click on the rooms and prices button and you can see them all. They all have their own private bathrooms, with irons, hair dryers and all that. All rooms have WiFi, new flat screen TVs, air conditioning and individual heat controls. You get a full breakfast in the mornings and Wine Hour in the evening.

In the winter two rooms have working fireplaces and we keep one going in the common room during wine hour and when you come back and just want to sit and read by the fire. You can also wander over to the Annex, check out the Single Malt Collection, largest in America with well over 600 different malts. Check out the Billiard Room (pool hall to you city folk) down stairs and shoot a game or two. Heck, bring the Wine Hour mugs over and relax. It’s all part of the coolest, funnest Inn on the Cape or maybe anywhere.

Pleasant and quiet place to stay the night. Owner was incredibly nice and helpful to make your stay on the Cape a good one. Breakfast in the morning was great as well. My wife and I would highly recommend staying if you like bed and breakfast places in a nostalgic home.

We’re coming to Hyannis with our dog to spend Thanksgiving and found Simmons Homestead Inn place to stay for three nights. I guess that this Inn is being advertised as historical place so we’re not expecting much from rooms. On another hand we’re not expecting that our room would not have a lock. To be fair, our Bird room was large enough and clean enough to stay. I did not like noisy toilet, which was ‘singing” for a while after each flush. It is hard to tell if condition of the tab was from its age or other reasons. In any case, I want to discuss a different issue we had in the Inn. It is being advertised as Bed and Breakfast place and Web page provides much information about wonderful breakfast Mr. Bill provides. I can describe mine. We came in the morning to the breakfast area and were cheerfully greeted by owner. He went to the kitchen to make a breakfast for us. My wife and I put coffee into our caps. I like hot coffee and mine was not hot enough for me. I went to the kitchen and asked permission to use a microwave to warm up my coffee. Bill opened small dirty microwave. I was amazed to find inside of this microwave a few sausages placed to a regular colorful dirty marketing newspaper insert. This is how Bill was warming up these sausages. He took newspaper with sausages out and let me warm up coffee. After that he put this newspaper and sausages back microwave and continue to warm up sausages. Maybe it is me but it was absolutely disguising. The guy is so greedy that cannot find anything but dirty paper insert to warm up food for customers? He cannot find anything in his Inn stuffed with tons of “historical” junk to prepare food using normal stuff: plates, paper towel, napkins,…..???? Are there any regulations and just usual rules people use while preparing food known in this Inn? So, he delivered our breakfast: 3 pieces of not ripped cantaloupe, two pieces of some kind of toast fried on a pan with something else and sausages mentioned above. Should I mention that we took sausages for our dog and I still feel guilty for this? Should I mention that it was our last visit to breakfast area? I am speechless about this “breakfast” and absolutely disguised with the owner. He charged us $200 per night and was cooking on a dirty newspaper? Is he insane? I do not think so. His cheerful greeting and non-stop blah-blah-blah is absolutely bullshit. He does not have a gram of respect for his customers. He should return portion of money back to us. I want to report his “breakfast” to authorities and his license supposed to be suspended. Stay away from this place is not exactly correct. In my opinion it shout be “Run away from this place” Shame on you, Bill

I had a great visit to New England and Bill made it so much easier. I had to be in so many places while I was there and he planned my days for me so that I could make it everywhere on time. I even had time to go to the amazing restaurants he recommended and I was still able to relax when I got back to the Inn. I had wonderful breakfasts with coffee ready for me when I woke up every morning. When I travel back with my family we'll be staying with Bill. Make sure you call him directly for reservations. He's a people person!

The Simmons Homestead Inn is simply the best place to stay on Cape Cod. The innkeeper is very accommodating and wonderful. The rooms are beautiful and our bed was extremely comfortable! The living room is gorgeous with a brilliant, working fireplace. The free breakfast is delicious and includes omelets, coffee cake and pancakes. Coffee and tea were always available in the dining room. The coffee is always fresh and hot! Staying here in Hyannis Port for the last few days, and I don’t want to leave. The weather has been perfect, so we managed to go bike riding and photo touring. Staying at an old captain’s house, the Simmons Homestead Inn, which has been updated and has add-ons? Like several sheds / barns that house classic sports cars, all red in color. Bill is the Innkeeper, an older gentleman, who cares for the cars and the guests here. In the morning, you can spot him early, making coffee and preparing the bountiful breakfast. One day it was pancakes filled with fresh berries, the next day he made us omelets with sausage and fruit. I liked the very large common area / living room with a nice fireplace and windows overlooking the lawn and pond out back. Bedrooms are spacious, and have been updated, as I could easily tell that the bathroom was an add-ton, and not part of the original home. I don’t know if it’s the salt-air, or the comfortable bed, but we slept well and long. It was nice to sleep late, and not have to do anything I didn’t want to do on this mini-vacation on the coast. Cape Cod is really beautiful at this time of year, and we managed to capture some nice pictures (that’s me in front of one of the innkeeper’s many red sports cars). We whole-heartily recommend the Simmons Homestead as your inn to stay while on Cape Cod. We made the right choice, as you will too! It doesn’t get any better as a romantic get-a-way, or a family vacation spot, as the near-by beaches are perfect for walking.
