Never had problems with this place until recently, all of a sudden there's a butch woman walking around people's yards and handing out violations. My yard has been fine for 2 years now. Now all of a sudden there's problems. My rent is and has been current. I have 10 days to fix a bunch of stuff that really shouldn't matter. 2 years in though and my central air has yet to be fixed. Once this butch lady keeps her distance, i will change my rating, though im sure i haven't seen the worst yet. Also, would it really kill you to sell me my trailer??????? I could fix my own air then.

Mobile homes offer a great opportunity for low-income households, or even well-to-do households looking to save on living expenses. But the management at this particular establishment is just awful.
During the election, we had signs in our yard supporting our candidates, and we weren't the only ones to do so. Sharon, the manager, came by and informed us that we weren't allowed to have "commercial signs" in our yard. We put up a fuss, but the ultimatum was too dire: Either take down the signs, or risk being kicked out and looking for another place to live. So we took down the signs. Several days after the election, however, our neighbor put a sign in their yard advertising residential internet service. It was there for over a month. Sharon lives on the same street as we do. It's doubtful she didn't see the sign when randomly patrolling the streets. After the election, I did some research and discovered that by instructing us to take down our signs, Sharon could be in violation of the law, but in all frankness, I wouldn't be surprised if it wouldn't be her first time.
On one particular autumn afternoon, my little brother was out raking leaves, and Sharon took it upon herself to stop, roll down her window, and instruct my brother to put the leaves in a garbage bag on the curb. My parent was livid.
Oh, and did I forget to mention the random water shutoffs? Those are fun. Taking a shower, cooking dinner, or simply want a glass of water? The park randomly shuts off water to entire parks without any due notice whatsoever. At least they don't do the same with power.
Several years ago, I publicly began to campaign for the company which owns Maple Grove, Johnson's, and Colonial to build a storm shelter for the protection of their tenants. Severe weather is a passion of mine as is promoting severe weather preparedness. The company reached out to me via the Mayor of Kendallville to let me know that yes, there was actually a storm shelter on premises. Um... where? And for which parks? Fact of the matter is, in the several years my family lived in Colonial and Maple Grove, we were never once informed of a storm shelter. It might be in the main office, but let's be honest, it probably wouldn't fit EVERYONE in the mobile home park.
I am half tempted to establish my own mobile home park so people don't have to deal with such unethical and apathetic management. And at this mobile home park? Do whatever you want as long as it isn't a) illegal or b) negatively affects the surrounding park. Oh, and as for the water shutoffs? You'll actually get a notice, so you won't end up with Old Spice shampoo flakes or fried Mac 'n Cheese. Want signs? Put 'em up! It's your right. And best of all, I won't patrol the streets looking for unsuspecting 13 years old's to yell at for something not on the lease.

I have lived in 2 of the Kendallville parks and currently live in Colonial MHP, I know that manager does stay on top of people owing rent and trash etc. and there are lots of people that do not pay rent or keep their yards clean so I guess this would make them upset that the manager is on them. Maint. has done work for me and sometimes it takes them a while to get to you due to what else they are doing. But all in all I like living here. and office people are nice! But I do pay my rent on time...lol

Owner is why. I paid what I owed and the lady they fired said I didn't and she took my payment and I got help with public assistance to make sure I was caught up.
