This campground is very well maintained; the owners invest time in keeping the communal areas clean and attractive, and encourage a social environment by hosting themed events. You can also tell the individual property owners are proud of their spaces - tidy, respectful and well-kept are words that come to mind. But to me, as a guest in the summer of 2017, the annual fees paid by these property owners to rent space at a campground you can only access from May to October did seem to be incredulous, compared to owning a modest cottage by a lake that one can use year-round. There was always a sense of not being able to do what you really wanted because of management's imposed rules of procedure. Supplies like wood or topsoil had to be purchased through The Office, and the uncompromising nature of how to sell, a lack of empathy towards those who prepay in advance and are subsequently not refunded, and air of arrogance by the owners in terms of inflated commissions that have absolutely no bearing on the actual real estate market makes me question a decision to invest in this campground. As a guest I walk away with extremely happy memories, but as a prospective cottage owner I would suggest you consider properties that are not linked to Sunnyside Campground management contracts and fees.

Crazy fees that change as they please. Costs a fortune so go elsewhere. Like us you buy a trailer or cottager. You’ll build a deck, maybe even a hard top with a screen porch. Which you must to buy from them BTW. You can’t shop around for prices because they won't allow it. You have to buy from them and that's it. Then like most people with time you’ll end up selling, whatever the reason, kids grow out of it or they get a summer jobs, tired of the campground being a complete zoo, or in my case an amicable divorce. Every August you need to put a deposit for next years fees. Whatever happens, if you sell, leave, a tree falls on your trailer totalling it (which seems to happen every year) whatever happens your deposit is lost. In our case $1,183.00, even though they collect the full fees from the new camper it doesn't matter one bit, it's gone in the wind. Now you decided to sell... fine print, you MUST use them as your realtor. When we moved in the realtor fee was 8% which is already insane, however a couple years later the mandatory realtor fees were now 12%, yes that is correct 12%! PLUS a $565 "listing fee" for every 60 days it's for sale. Imagine a couple years the mandatory fees could be 16-20%, there is nothing you can do or say - it will be whatever they want it to be and there is absolutely nothing you can do, even if you agree to a fee when you move in, they will just change it. So you bite your tongue and finally pay it and after a few months and a few posting fees later you finally find a buyer. You will need to pay off your cottage / trailer in full BEFORE it is sold, before you have a deposit which means the new buyer can walk away at any time for whatever reason. Then you need to pay for the inspection, correct somehow the buyers inspection is your responsibility and you will pay whatever they decide the fee will be. So you scramble to pay off the trailer ($69,800 in my case) again without having a firm commitment, what’s next you ask? Well you will need to pay the 12% realtor fees of $7,482.40 In advance. So in my case I had to pay $77,282 before collecting a single dime and without any securities plus the $1,183 deposit (which they collected in full from the buyer. We feel like most people who've been here, completely ripped off. You've been warned and it will happen to you, so go and put a ton of money aside for when you sell or buy a real cottage or camp somewhere were the fees and penalties aren't completely insane. They have names for businesses like these... On long weekends you can't even park anywhere it's a complete mad house.

This is a Seasonal campground, very family orientated ! Have been here for 32 years! Recommend highly!
