Stopped by to check out this cute B&B. We plan to stay there very soon. We were greeted warmly and given a quick tour of the property, despite the fact that they were cleaning rooms when we appeared.

Before I write this I do want to say that the couple that is currently managing this place are nice people. With that being said, health hazards are very serious. I had to leave this place early because after a few nights I could not stop coughing. As I write this right now I have coughed over ten times in the last ten minutes. I also had a headache every single night. This does not normally happen to me. The managers mentioned to me that they have tried to get the owner to clean the air ducts because they have had other people complain about this same issue. They have tried to get the owner to clean the air ducts but it hasn't happened yet. I do not know how this place has passed code regulations. All night you will be coughing if you stay in this place. Even after you leave you will still be coughing. Again, the managers are nice people but this in no way should be allowed. When the AC runs it leaves mold and bacteria on the ducts and those need to be cleaned regularly so that you don't have all the bacteria all over the place infecting customers. I posted pictures so you can see how dusty and unclean it was. Again, the managers are sweet people but if you have any respiratory issues whatsoever I would not stay here.

My wife and I stay at around 4-5 Bed and Breakfasts in any given year. This was definitely our worst experience. We booked a room for 2 nights but left after the first night asking for a refund on our second night (which the owners refused to do). Allow me to explain. Upon arrival, we were shown to our room and told that we didn't need a room key, only the keys to the front and back doors to the main house. We were told that the front door would be locked at 11 PM. It seems very strange to us, even in a remote setting, but the innkeepers are not concerned about the security of their guests. Upon entering the room, we noticed that the chair by the door was fully gashed open to its stuffing and that two short stained dirty rugs were on either side of the bed. The room was already hot as the air conditioner, if it was working, delivered no air conditioning to our room or any other on the floor. We started the ceiling fan moving for minimal relief on a humid July evening. By morning, the room was still intolerably humid. Entering the bathroom, we discovered a large mildew spot on the ceiling just above the bathroom door and the congested (filled with wet dust) bathroom exhaust fan was having difficulty moving any air out of the room. The bathroom was a large converted closet, but whoever did the fixtures used a mixture of bathroom fixtures of varying finishes (gold, silver, pewter). The tub was not clean and the caulk around the tub was in poor repair. I have photos of all of this to post on another review site. Back in the main room, the room was overcrowded with non-matching furniture. The posts on the four poster bed blocked any view of the TV from the bed, though ostensibly the TV was positioned to be viewed from the bed. One's only option to see the TV was to sit at an odd angle from a black futon couch crowding the room's entry. If you have ever been in Newaygo, you understand why we did not leave immediately. There are not a ton of options in driving distance. Breakfast was a watered down version of coffee, scrambled eggs that had been hastly cooked and dried in a crock pot, undercooked bacon, and white plain french toast (serve yourself). One certainly would not go back for the breakfast in this B&B. For some of us, the second "B" means something in B&B! We prepared to leave the next morning listing our concerns with the visiting inn keepers (the Adgates were not there but had enlisted friends to run the place in their absence). We explained that the room was not comfortable enough to warrant another night's stay and that we were asking for a refund on the second night as we did not feel that the value received and the condition of the room were inferior. We politely told them that we were not comfortable staying in the room for another night and that we were leaving that A.M. We agreed that paying for one night was acceptable, but that the we felt that the second night fee should be returned to us. The guest hosts apologized, said they understood and would pass our request on to the owners. I later emailed the owners to ask whether they would honor our request due to the circumstances we described. Received the following in reply: John, I am sorry you where (sic) not happy with your stay at the B&B. The reason you gave is not a reason to leave early. I talk with the owner. also he feels the same. Sincerely your Pam inkeeper Tom and Pam Adgate Innkeepers LaBelle de la Riviere Their response was to apply their posted no cancellations policy. I can understand this policy from a Business standpoint. Cancellations can mean lost revenue. However, when a customer finds something deficient in an accommodation, some consideration is due as to when one arrives to inspect the site and finds it deficient. I was not asking for both nights to be refunded, only the one night I did not plan to spend in the B&B. This was total $318.00 up front for the 2 nights - we asked for $159 back. I feel it is only right to post this review in consideration of others who may be taken advantage of at this B&B. Caveat emptor.

We planned our trip last minute and were surprised to find a good deal at such a cute & quaint b&b. The bedroom and common rooms were all well kept and comfortable. The breakfasts were very good! We enjoyed our stay!
