Hidden River South

Been here 14 years now, at first it was a safe, quite community but over the past few years the quality of residents has drastically been lowered. There are still absolutely amazing people that live here, unfortunately trouble makers are slowly taken over. Management has continued to raise rates as they lower the qualifying standards for new residents. Management have created a safe haven for drug addicts and criminals by closing down the rear entrance to Walmart. This has lead to residents whom walk this path to become victims to harassment by the drug addicts and criminals that have taken over the entire back field and woods of the property. Not to mention the broken bottles, used condoms, drug paraphernalia such as pipes and needles frequently found on the back path. We are currently in the process of remodeling our home for sale due to the direction the community is headed with extremely high rates (more than doubled in 10 years) plus management selectively and suddenly enforces bogus charges such as "pet fees" $10.00/month per animal even though we own our home out right (paid for from day one). Yet others are not charged even though they also have pets. As residents leave taking their double wides out, Hidden River replaces it with a single wide. At this rate in 5 more years we sadly think it will become another typical trailer park and they will put speed bumps in.

ONE OF THE NICER COMMUNITIES IN THE STATE: We have lived in this community for 7 years and have had a pretty positive experience. The lot rent is the lowest around several counties, the streets are wide, you have your OWN MAILBOX that is delivered to your door everyday and you can't find that anywhere. The management keeps it pretty clean but the new owners do not care for the property like the previous property owners did. I have looked at many, many other communities in several counties and this is by far one of the nicer ones and one of the more affordable as well. Which is exactly why we've been here so long. If you want something done, you have to stay on top of them though - which is one of the reasons they only got 4 stars.

I have lived here for 12 years and the only reason I still live here is because I own my house. They continually raise our lot rent every year and do nothing to warrant it. They do no repairs or improvements to any part of the park. Nobody enforces the rules of the park and everybody does pretty much what they want unless management gets a hair in their ass about you. Management is lazy at Best and Park cleanliness is minimum. Really not a value unless you own your home.
