For several months to possibly years, Alex Khalil continues to abuse the Craigslist site by posting multiple ads daily in the "Real Estate FOR SALE" category...yet he is not selling a property but promoting a service...Craigslist is not intended for Viagra ad abuse and his bad posting habits are the same as a spammer...purposefully abusing the sites privileges and basically making an ass out of Dominion Lending Services in general...if I am ever in the market for a mortgage, I would not consider using Dominion because of the unprofessional bad seed you allowed into your company... His purposefully miscategorized ads do get flagged down by the audience but he continues to purposefully abuse the Terms Of Use...in my opinion, this behaviour does not bode well as an ambassador to Dominion Lending The following is a reminder to ad posters before posting an ad on Craigslist Real Estate For sale category...which Alex Khalil purposefully ignores Each real estate for sale posting must be 100% about a single, specific, currently available property. i go see dominion on 2 bowen south sherbrooke quebec the 21 december 2016 to obtain better loan interest rate than national bank on 2 buildings total value about 1 052 000$ the 22 december i go back to give a check for 5000$ dollars for securing 2.6% 3 years or 2.99% 5 years at td bank toronto dominion , the agent told me we need the check to secure the rate the total fee will be 10 0000$ the rest will be paid at notary , both said you will save money compare to national bank or other the 2 agent confim me that the loan will go easy , they have made the calculation before sending to toronto dominion the debt and building value are ok debts are 691k the agent even told me she can obtain 105k or 115k more without cmhc in conventionnal loan and i ask them if something happen or go wrong , they said they will refund my 5000$ , so i make the check of 5k at the name of chd finances hypothèque , dominion landing french name by mid january they told me only 705k allow from td not the 105k or the 115k more , only about 14 000$ more , by the 13 february i give the ok again for the loan at 705k , after the agent make bad calculation , i was asking her the fee for 5 years vs 3 years , another agent take charge of the loan the 21 of january i call the td directly to see where was the loan process where , i was feeling presure from national bank 2 loan open there , the td bank loan manager told me they could not go more than 660k on the building 30k short td refuse the loan before christmas , i ask the agent what happen to my 5000$ they reply me by mail that they will refund me only 1600$ , i try to call the boss in sherbrooke agency no answer , send email who i let them 24h before going see a lawyer no answer or open file at oaciq in quebec , the agent reply today again , the offer still there for 1600$ refund , crazy situation i am piss off i open a complain file to oaciq the place taking care of agent in quebec , dave the vp in dominion in bc i leave him 3 voice mail 1 mail no reply at all , the company dominion is a joke i have a lot of trouble from the december 21 to the february 23 like crazy , i have been lie too by the 2 agent in quebec so they can obtain 5000$ deposit on something that they promise me at start that never come the dominion offer is now bank laurentienne 1 year at 3.01% more expensive than national bank or caisse populaire that i can obtain by my self .... if at the start the 22 december they told me the truth about my 5000$ deposit if they obtain me a loan at any condition my money is gone , i will never make that 5000$ deposit , i make it for 2.6% 3 years and 2.99% 5 years at td toronto dominion not 3.01% 1 year at banque laurentienne cost me 5000$ , delay 2 month , my 2 loan open at national bank , i lost time , i lost money .... again crazy situation i am living , i have a appointment to a lawyer next week if they dont refund me the 5000$ , i will ask the layer to bring the head office in waranty to court in quebec , i was not knowing at this time that the 5000$ deposit was going to a franchise and not dominion directly nobody told me , i receive bad services , i have been lie to ...... USE EXTRA CAUTION AND D'ONT SIGN NOTHING , D'ONT GIVE ANY MONEY BEFORE THE NOTARY OR THE LAWYER THEY ARE CROKED THERE AT DOMINION TO OBTAIN MONEY DEPOSIT AND D'ONT DE;IVER WHAT THEY TELL

Use extra caution when working with the Brokerage in Markham Ontario. Called the head office to make a complaint regarding our extra fees ($$$), We were advised to speak with the owner of the local Brokerage in Markham, Ontario. ONLY to be tossed over to some Paralegal. Folks USE a lawyer to review all your paper work before you sign ANY documents. WARNINGS …..

I would absolutely NOT recommend Jeff Mayer or his company The Mayer Group, a representative of Dominion Lending Centres if you are considering a mortgage broker. We trusted Jeff when he suggested we consider a lender, Serm Investments as an option to consolidate some debt and take out some home equity to put our daughter through her first year of university. We decided after having signed off on some preliminary documents that we were not at all comfortable with Sam Schaffran, President of Serm Investments after some offensive comments he made during our meeting in addition to seeing some negative information online. We made Jeff aware of this decision immediately after having met Mr. Schaffran and Jeff assured us he would find an alternate lender and we moved on. Some days later we received notice that Serm Investments had filed a lawsuit against me and my wife in small claims court looking to collect fees totaling $5500.00. We were shocked as we had notified our broker, Jeff Mayer well within the time allotted to do so under the mortgage broker’s act and since Jeff did not present us with disclosure under the mortgage brokers act there was not a legitimate mortgage in place. The court action wasted days of our time as we had to go through two settlement hearings and an entire day in court to defend ourselves. On the date of the hearing, Jeff Mayer was called as witness on behalf of the plaintiff, Serm Investments and proceeded to side on behalf of Sam Schaffran who was acting as his own counsel for Serm Investments. One could clearly see the two had conspired to tell a story that was fabricated in an effort to win the case and ultimately be awarded $5500.00 in fees and damages. In the end the Judge saw through this elaborate effort calling both Jeff Mayer and Sam Schaffran evasive and less than truthful in their testimony. The judge sided with us and stated that Serm Investments had lost the case based on a litany of inconsistencies and improper understanding of the laws by which they are governed and the act that regulates their industry. We were awarded costs in the amount of $400 to cover our expenses which as you can imagine doesn’t begin to compensate us for the time, effort and resources that went into having to defend ourselves in this lawsuit. We will in all likelihood need to file suit against Serm Investments to collect this money as it is considered costs and not a judgment against them. This action took place on Friday April 12, 2013 and in an effort to keep the public informed as to the nature of these individuals I have ordered a court transcript of the proceeding that I will be posting in its entirety on this and other online review sites when I receive it within the next 30 days. I have also been encouraged by my counsel and will also be presenting the transcript to the Financial Services Commission of Ontario (FSCO) where a full investigation of this action will take place. Don’t make the same mistake we did.
