Ordered P3. Presentation was poor and the meat didn’t look like the right color. Meat and rice tasted pretty poor. The roll was average but the sauce was terrible. The lemon tea was good and only redeeming quality!

The 2 stars are for the affordability and variety on the menu. The food itself isn’t impressive. The meat smelled stall. Like they had cooked it over and over a few times when the meat didn’t sell. No visible green onion in the “scallion sauce” on meat. Instead I saw white onion. That’s an unacceptable replacement.

Came here for dinner in March 2022. Ordered a rare beef and tripe pho. Small portion, pho broth was very watered down and "rare beef" was fully cooked. It includes a lemon iced tea but it was tasteless and they used lime, not lemons. I guess cuz lime is cheaper. Would not come back here.

I'm surprised that the comments here are so polarized; but I'm on the positive side. First off, this is definitely one of the least expensive meal in town, all their pricing is affordable. S5 from the menu is always my jam, i ordered it everytime. a good portion in this price, the flavor of their sauce might be a little bit strong, but the taste overall is good. A good little family style food court restaurant, with a reasonable pricing, a place where can get your tummy filled. people always say you pay what you get, but for this restaurant, you pay more than you get IMO.

Wasn’t great Bahn Mi. Vietnamese coffee wasn’t too good either. For the price you’re paying here $9.50 for a Bahn Mi and Iced Coffee, you’re better off eating at another place at the food court.

God awful food. No flavour in the Pho. Tastes like boiling water and cheap noodles. Curry chicken has chicken ligaments rather than actually meet. Curry tastes like sugary syrup served with cucumbers and ice berg lettuce? Cashier was touching cutlery with no gloves, talk about sanitary! Employees have zero manners, no act of any kindness. They might as well be picking up garage around the town and be just as miserable. This establishment is about as clean as the pee covered washrooms in the mall. I would not recommend eating here.

Surprised that I didn’t discover this earlier, cheap eat with great quality, a combo only cost 9 dollars or even cheaper, what a relief in pricy Vancouver. Anyway it’s a great quick bite spot, food was fresh and tasty, big portion too.

The fish Banh mi is passable, but do not order the chicken or pork taste and quality are not good. Also do not order soup noodles. The broth is sweet and does not even remotely resemble a Vietnamese noodle soup. The noodles aren’t the right kind either. Unbelievably bad.

Tried the $5.71 combo and chose a beef sub and an iced tea. The iced tea was very good and even had a real slice of lime and lemon. The beef sub was also fresh and tasty, with a nice pickled radish and carrot slaw. For what you pay, it's a pretty good deal.

It's ridiculous! I ordered a drink, Red Bean Ice. While waiting aside & observed the process, I was shock! I asked in "Cantonese" the staff why did you add TAP WATER into my drink? The staff answered in "Cantonese" with extreme impatience manner, "It's not tap water but in "English" - TAP WATER!!!! isn't it the same only in Cantonese & English, I asked. Then the staff followed with, "It's too sweet if I don't add TAP WATER" a real tap at the sink It's totally unacceptable on denying what he was doing, pouring real TAP water without any kind of filer on the tap!!!! Extreme poor manner. Cancelled this order & requested money back.
