As a tenant who had to move out early due to changing jobs, absolutely horrible experience with RPM. Do NOT rent with these guys. I paid rent on time every month didn't leave any damages or garbage when I moved out, and paid rent while the unit sat empty and they tried to find a new tenant. They will send you bills that were not discussed or in lease agreement and steal your last month's rent. Impossible to reach by phone or email. Won't explain or have a FAQ that actually helps. Will never rent with these guys again.
Staff is friendly but the sink is extremely filthy and there are spider webs/spiders everywhere. I only took my keys, but I’ll have to do a thorough cleaning myself before I move in. This should not have to be done by me before moving in! Update: staff never reached out. On top, my dryer hasn't been working for 2 weeks. They've been trying to get someone to look at it and fix it for a while. Another update: they accidentally double charged me on utilities and expected me to still pay upfront. They told me they would just credit me later. When I said I would not, they said they would take funds from my account and affect my credit score. I paid but I am extremely angry at their service
Owners, run don’t walk away from Real Property Management Toronto. Save yourselves the stress and trouble and deal with a reputable company. Incompetence, over billing, mismanagement of my property, placing negligent tenants that cost over $3K to place and left damages/unpaid rent, loss of important documents and the list goes on, this is how best to summarize RPM under Jason McGuire's leadership. The numerous issues with RPM include: Overbilling and don’t expect to receive breakdowns i.e. an invoice on why you are being charged the overbilled amounts. You will never get a call from accounting which was requested for weeks in a row – I am pretty sure there is no accounting department. Double Billing - tenant doesn’t pay so by the end of the month the system autogenerate minimum fee then when tenants actually pay, you are now billed again on money collected. Communication – expect none and maybe get a little. Expect your questions to go unanswered or be given the run around until frustration mounts. The 1 year tenant guarantee actually does nothing. I was told the tenant guarantee covered things it did not in the end. Utilities being covered by tenants. They again use some “system” to calculate what each tenant pays. I had a vacant property both units for 2 months then tenant moves into one unit while the other is vacant and we get the first bill they should pay for the period since the tenant moved in and only 2/3 of the bill gets billed to the tenant based on square footage they occupy not taking into account they are responsible for 100% of the charges. RPM has paid 3 utility bills late causing me the owner late payment fees. Mismanagement/loss of important documents: Upon RPM taking over my property Sahar asked for all paperwork relating to the property manuals, service contracts, warranty docs, etc. and RPM "lost" EVERY SINGLE document I gave them. Somehow they cannot even manage paperwork let alone a property. Tenant placement: expect no say and no they will not review screening documents with you. If you object to a tenant for legitimate reasons they don’t care and place the tenant anyway. RPM charges management fees on the following that are not in your owner agreement: Early payment fee: a mandatory program for tenants but when the tenant doesn’t pay you do not get the 2% early payment incentive and then on top of it expect to be billed that fee from RPM. This is not in your agreement but Jason will keep telling you it is, he just can't seem to be able to show me where even after multiple asks. Landscaping/Snow Removal: RPM increases tenant rent by $200/month per tenant to cover landscaping/snow removal even when the owner does not want this but what is not advised is that you will pay management fees on this and on top of it RPM contracts the same work to each tenant, 2 tenants charged $200 extra per piece – FOR THE SAME WORK and no RPM will not manage this even after multiple complaints from neighbours. Utility bills: are noted to be paid by tenants in the lease but because RPM collects the money, they charge full management fees on this service even when we selected a higher package that supposedly includes this service. Tenant placement Fee: Sahar will tell you it equals roughly one month’s rent but this is a bold faced lie as RPM will mark up the rent with extras early payment fee, landscaping rebate, etc. and then charge the placement fee on the full amount including mark ups, not the rent. Tenant damage/garbage clean up: Turns out the tenants I was not onboard with damaged my property and left garbage everywhere totaling around $1000 in fees that were billed to the tenant. RPM charged me PM fees on the damage and garbage. This was perhaps the final straw that lead me to terminating our agreement. You ask questions about all the above issues and you get the run around for months and Jason expects it all to go away then treats the owners as though they’re the problem. The “contract” owners sign also does not include ANY of these extras that you are billed for.
I began my search for a new home in June of this year. After a number of applications, many of which were outbid, I ran into a listing and decided to give them a call. I spoke with RJ Tibor and I couldn't be happier with my experience working with him. RJ was very responsive, very clear and above all, he was receptive to all of my questions and made the process feel very smooth. He told me exactly what I needed to do to have the best chance at getting approved. I was extremely happy to hear that my application got approved. RJ kept in touch with me afterhours to ensure that I wasn't confused by anything or if I needed help with something in particular. Not only that, but helped me stay positive considering I had been looking for a long time. Thank you RJ Tibor for your amazing work. Your company should be proud to have you on the team
This is a photo of a property managed by this company. The property has looked like this with the garbage bags piled by the door for over two months while charging a lot of money for maintenance. What part of this property is maintained? Those parking spots are for the tenants that they manage yet they have to park on garbage.
The worst Property manager I have ever seen ! she doesn't cooperate with tenants properly. I am going to leave this property just for her ! I don't suggest you rent this building as long as she is working over there !
RPM has been our property manager for almost 5 years now. They are highly professional and thorough in their approach. Their tenant selection process is very rigorous which ensures that those occupying your property are able to pay their rents on time and treat your property in the best possible manner. At the same time, they respond to tenant needs and concerns in a timely manner, which improves their chances of continuing to occupy the property for a longer period of time. Lastly, RPM’s network of other services maintenance, real estate agents, mortgage specialists, etc. are excellent. Through RPM, we have been able to engage amazing professionals for our real estate needs!
Have moved out of the unit these guys manage and it’s a month now and I haven’t received my key deposits back! Have been following through email and call and it seems they don’t have their shiii together! Someone advised me to go to a small claims court. This same company were the company who increased my rent by $400 in transit city condos I have sent multiple emails, please refund my money! I never owed you rent not even for one second, why hold my money for one month? Even after I have returned all the keys and fob to the unit? RETURN MY MONEY!!!

The application process was smooth and the overall experience was easy and efficient, RJ Tibor was extremely understanding, professional and expedited the process, thank you for providing exceptional service, the communication was fair and open. Eventhough the process was long and time consuming, in the end it turned out to be amazing as RJ put in all his efforts to make it work for us and the RPM. Thanks to the other staff at RPM who were patient and kind. Appreciate all their efforts during the stressful hour of searching for the right home. Thank you.
