Story

We opened quad more than nine years ago at 580 King Street West. Since then we opened up quad west at 447 Speers Road in Oakville. We strive to make indoor cycling important with well maintained schwinn ic pro bikes and great teachers. We try to create, with your help, an environment that is friendly and warm, with great positive energy, so you can get the best indoor cycling workouts.



"This student housing community was developed to provide students living at apartments near York University an opportunity to enjoy state-of-the-art rooms, restaurants, entertainment and other facilities within campus. Students can walk to anywhere on York campus within minutes. Quad offers fully amenitized living with fully furnished units, wireless internet, a gym, lounge areas and much more privacy than you would expect in any student housing around York University. The housing facility has 17 commercial businesses which includes food vendors, shops, barbers, dentists among others. You’ll only need to leave Quad when going to class."

I started living here in September and since then my overall experience has been pretty good. The staff in the office are very helpful and kind. The rooms here are spacious with brand new kitchens. Compared to what YorkU official residences have to offer the Quad provides better apartments at cheaper prices. I can't give the Quad 5 stars however because I have experienced quite a few issues here. The most significant one is security. I have atleast on two occasions seen people drunk/high on drugs passed out in the hallways and once outside my room. I even had an incident where a person high on drugs chased my roommate into our apartment after he opened the door. The Quad has serious security issues, I tend to be pretty calm with risks and don't mind the smell of marijuana in the hallways and drunk guys passed out but if these things are likely to ruin your experience I would look elsewhere. Overall 3.5/5
I have now lived in the quad residence for 6-7 months and it has been great so far. The residence is close to the campus so now with the reopening of the university it is very easy to go back and to the residence. The amenities are great and you have everything you need around you. The maintenance team are great especially Gorbrit they help out whenever needed. Definitely recommend this residence for new students.
We had the pleasure of dealing with Darren from the office. Darren as well as the other employees went the extra mile to help us in deciding about renting at the Quad. He is extremely helpful and goes the extra mile making sure all your questions and concerns were answered.We even went to see a model unit before deciding at his suggestion. I would not hesitate to refer anyone to The Quad, and my daughter looks forward to her new place in the phase 2 building. I would recommend the Quad just for the amazing service we’ve already received. I have no doubt it will be a great experience living there.
Honestly don’t recommend living here for students. Rent price is expensive more than $1100 each for a 2 bedroom, utilities and laundry are extra additional cost. Laundry machines are always dirty and they smell really bad aka your clothes will smell weird after wash. There were pet feces in the hallways i have pictures and people were smoking inside their rooms which spreads throughout the floors…the smell also leaks into your room. i can’t tell you how many times my asthma was triggered by this. Only good thing about this place is that the management is okay.
If you are a York Student then Quad Residence is absolutely the best place to live. Rent is affordable and comes with spacious and clean rooms, gym, yoga room, courtyards where you can do BBQ, cute and cozy common rooms, 2 on each floor. The building overall is very well maintained in terms of cleanliness. The management is caring, approachable and helpful. Has a variety of restaurants, a coffee shop and a convenience store, which makes the experience even more comfortable. My experience at Quad has been nothing but amazing. I would recommend all of you reading this to choose quad if you are looking for a place to live near York University campus.
Living in quad is exceptional experience. Very lively environment. You’re living away from your family, quad amenities don’t let you feel this. Gym, business rooms, study area and one of my favourites is common kitchen. I highly recommend it to students.

kind of expensive but better than the other residence buildings on campus. i really like the building and being able to have a more spacious room than what you would get staying on the school res buildings. public spaces are clean and the rooms are nice.
