Pictures speak louder than words. This is how 15 Greenview Ave. is managed by Del Property Management. The pictures are P2 level parking. You may see a similar scene just in landfills. Awful leachate and smell welcome you and see you off on entering and leaving the building. Of course the management is super busy!!!!!! and does not have time to look after these problems as usual. The only thing that is done is changing the garbage bags without any cleaning.
It's certainly a big hit or miss when it comes to many things, including property management companies and also an individual's performance as well. There have been two really outstanding Property Managers that come to mind and both are with DEL Property Management. My reviews for each of them are below in no particular order as they are both amazing in their work. I had the wonderful pleasure of corresponding a number of times with Nora D. the property manager at the condo tower 20 Gothic Ave in Toronto, and also met with Nora as well. Nora is everything you'd want in a property manager: kind, efficient, responsive, and goes beyond the scope of her work in taking initiative to help residents and others. Nora helped facilitate a parking spot rental for one of our clients who purchased a condo unit without parking in the building - and it was certainly beyond her duty to help with the parking. Nora also offered to meet in the condo suite to help operate a slightly stiff living room window; both my client and I were extremely thankful and impressed that Nora took the time to kindly explain a number of key items in the unit. For instance, Nora shared information about the individual unit heat pumps and instructions on how to easily reset the heat pump if required, she even reviewed the location of the shut off valves as well as how to operate the shut off valves in the unit the main shut off valves and the valves for the washer & dishwasher, and Nora also shared some other helpful tips on fire safety what the different alarms are in the unit, which one triggers the building alarm, and what the different "beep" sounds would indicate if the unit alarm either required battery replacement or full replacement courtesy of building management. This particular client of ours has lived in several building condo buildings in Toronto the same as myself and also having worked with many more property managers from a real estate career perspective and we both echoed that we have not ever met such a kind property manager who was so willing to offer advice and suggestions related to maintaining the condo unit. It certainly shows how much Nora loves her job and having an exceptional property manager such as Nora, has a huge positive impact as a condo owner & resident. Big thanks to Nora and I have only great things to say about the building and management! The second DEL property manager I had the absolute pleasure of working with numerous times is Antonio G. at 11 St. Joseph St in Toronto. As with Nora, Antonio is a fantastic property manager: very approachable, kind, responsive, efficient and goes well beyond his scope of work and duties as well. Our real estate team assisted one of the residents in selling a unit at 11 St. Joseph and Antonio assisted in providing some of the few extra planks of flooring to replace some of the water damaged flooring in the unit; this was certainly a huge favour we were very thankful for and very much beyond Antonio's scope of work. For any big or small issues in the unit e.g. plumbing issues with clogged drains etc, Antonio was always quick to respond and very efficient in providing the best solution. I know several of the condo owners at 11 St. Joseph Street and just as the case with Nora at 20 Gothic Ave, they too only have only great positive things to say about Nora and Antonio. I'd like to extend a big thank you to Antonio for all the outstanding work he has done. I know how challenging it is to come across individuals who are amazing at the work that they do, who sincerely care about their employees/residents/customers, and who truly shine in their careers and leave a lasting positive impression. I really commend Nora and Antonio for all of their commitment and hard work as managing a building very well can be extremely challenging and demanding at times. I hope DEL Management is able to acknowledge their employees that shine through.
***Update*** Del has not answered me at all. What a horrible company. I was also just informed the they have been caught harassing tenants too! We need this company OUT! My review was deleted. *zero stars* ERVIN LAMCJA is extremely unprofessional and should not be considered for management of any condo or building. He does not follow instructions well and he has been caught several times being dishonest. Please reconsider hiring him.
Terrible management. Currently in 38 Cameron street. I’ve been getting nasty litters on my balcony from upstairs neighbors since this summer. Cigarette butts, used tissues, gum and GREEN spits everywhere. At one point the littering unit literally sat someone’s plants on fire. The new building manager Simon is rather passive on this issue. Every time I contacted him he said the same thing: “will send a generic email”. Though I’ve repeatedly brought up the issue to him, he sent out a grand total of ONE long email with a warning message at the end. The email was useless because the littering only got worse since. I can’t use my balcony anymore because god knows when I’ll get spat on or a cigarette lights my hair on fire. If a client I’m serving is having problems for months and gets ghosted by me often, I would 100% get fired. I am so shocked by the management quality. I had an easier time living in a pre-war building in NYC than this so called “luxury condo” I moved in here because my realtor hyped up tridel so much.. well I just told him to stop doing that because tridel is a disappointment. Never again. Disgusting.
A group of clowns running buildings that are worth of millions of dollars! It is the company running 3985 grand park dr. Residents have beeing suffering for three years from a lot of issues but the management is just ignoring them. They replace the crazy manager with a useless manager , they are still enforcing covid restrictions on us!! They deserve a lawsuit for that!! They say contact us at the email and I did but they don't even answer!!

Their service has declined so rapidly over the last 3 years. They used to offer personalized services, but now everything is standardized emails which are irrelevant, inaccurate and confusing. Voicemails are NEVER answered and I am talking about literally not one in the last l.5 years. Emails take weeks to be responded to I am currently waiting for a reply on an URGENT email I sent 11 days ago, despite resending it to their attention 3 times already and calling. Most importantly, DEL does not offer continuity in staffing so there is not a single point person to follow up with which adds to the confusion, chaos and lack of support/service. I was even told to simply follow up with the tenant myself as if that is not literally what I am paying DEL to do, and to find my own plumber and toilet again, as if that is not what the management fees are intended for. I have been so overwhelmed and in tears on multiple occasions because DEL does not offer the responsibility, responsiveness or services promised, and when you try to end the contract with them, it only gets worse more fees, longer response times -if you hear back at all- and more and more that they say YOU must do on your own despite the fact that they are still collecting fees. This has been one of the worst experiences of my life!!! My advice: anything but DEL... in fact, they outsource many of their services now e.g. Allegro Canada so just pick any of those companies instead.
I am an autistic owner in a condo managed by DEL. The issue with DEL PROPERTY MANAGERS is they are not trained in how to effectively communicate with residents who are neuro - divergent.If they are hired they may cause liability issues in that regard. I have had the very same issues with the last two property managers from DEL. They outright refuse to acknowledge when a resident disclose autism. This is beyond distressing for me as an autistic person who needs my community to comprehend manifestations of my condition so, that they are not weaponized against me criminally if there was ever a medical emergency. My experience is that my current DEL property manager a Ms Marin escalates rather than mitigate. She is also overly prejudiced towards paganism and intolerant of religious expressions. She makes my home a horrible place to be. So I am planning as many Vacations as I can to be away. I ended up becoming suicidal. Still, no one cared. Basically the DEL employee Ms Marin reported to the police that my religion is threatening to her. I am a practicing witch. There is no awareness of religious freedom among DEL property managers, that I have encountered. If a person is not Abrahamic then they run the risk of being referred to as threatening. There is no place in communal living for such a liability as DEL Property management. I have receipts for every claim I made here so, I wish some gaslighting executive from DEL would respond with mess as they usually do. On a positive note, DEL is lucky to have Mr Vijay Mehta. My experience with him has been the only positive experience. I will review DEL negatively until they begin to train their employees to effectively communicate in general. #Autismawareness
0 Star Review for Nicole Liu Nicole Liu is evil and corrupt and tells security, the board and superintendent, the trades, and the cleaners to write false and misleading reports about the residents that complain about her. In return she receives kickbacks. Most of the security team and cleaners does not understand English and will commit fraud in order to keep their jobs. The trades will go along with Nicole in order to keep billing MTCC 1198 and MTCC 1027. The others posters were correct about Nicole Liu and Del Property Management. They are worse than a mafia. Her boss, Almir takes advantage of corrupt board members and superintendents. They pick and choose corrupt property managers, superintendents that no one else will hire, and security guards with delusional disorders to run their buildings. Toronto Realtor, Karen Law What Ms. Law posted is not any property manager going above and beyond their duties. It is normal for a property manager to provide all those services. Most property managers will make you pay for things that the corporation is responsible for because that is how they operate. Call them out on this and you will receive reprisal, no service, and be stalked for life.

Hi. I live in 15 Greenview Ave. The management team in my building esp. one of the girls there has an attitude all the time and is so aggressive that we prefer not to report any problem in the building to them. Lots of residents have already complained about her attitude but we are told again and again that if she keeps behaving in that way she will be fired but nothing has happened. I have also escalated the issue to Del Management but nothing happened. They are not even picking up the phone or answering the emails let alone solving the problems. I have all lost my hope in this company and even one star is too much for them.
