Terrible experience with Pillar which almost cost me $55,000! I applied for a PURCHASE + IMPROVEMENT loan which I was initially approved for. They told me: "Great news! You only need an appraisal done, and we don't require an environmental study" I thought that was great. I needed to extend the closing to give them more time to finalize the loan. Since I already had the commitment letter which stated that I'm approved. I asked the seller for an extension. The only way the seller would agree is if I put an additional $50,000 down on top of my initial $5000 deposit. Right before the new closing date, Pillar came back to me and asked for an environmental study!!! After they told me I did not need one. There wasn't enough time to get an environmental study done which can take a few weeks to schedule and get the report. I almost forfeited $55,000 due to Pillars incompetence. At the last minute, I switched brokers and I got approved for the mortgage they even gave me $50,000 more than what Pillar had offered. And they did not even mention an environmental study. FYI, I ended up getting the environmental study done AFTER I purchased the building and it came back clean without any issues. These clowns almost cost me $55,000. I would never recommend them to anyone. Buyers Beware!!!!
