I’ve been here for a few weeks, and while my overall experience has been good, there are a few areas that could use improvement. The apartment is well-maintained, and the common areas are nice, but I’ve noticed that some of them appear a bit unkempt. The pool table, for example, is in poor condition and isn't enjoyable to use.nnAs for the gym, it's quite empty and lacks equipment, making it less functional than it could be. If these issues were addressed, it would definitely improve the overall experience.
Avoid this place at all costs. The management is definitely something else. I have found pee on the ground in the entrance, along with cigarette butts, safe to say it’s not the cleanest place. The jacuzzi for the more expensive apartments is also broken until further notice and the terrace on the 15th is completely busted. The jacuzzi is basically in pieces, the outdoor seating is missing 40% of their cushions and pillows, it’s so embarrassing. Maintenance never comes when you need them to, the apartments are built so cheaply, the finition is awful. Definitely do not recommend.
Living at Espace Montmorency has been an absolute disaster, and I strongly advise anyone considering this building to look elsewhere. Managed by Cogir, which is arguably the worst management team in history, the experience here is nothing short of frustrating and disappointing.nnFirst, the amenities, which are supposedly a selling point, are a complete joke. They’re constantly malfunctioning or out of order, meaning you're paying for features you can rarely use. Whether it's the gym, the pool, or the lounge areas, there's always something wrong, making it feel like a waste of money.nnParking is another nightmare. With Place Bell next door, events turn the parking garage into a madhouse. You can easily find yourself waiting 45 minutes just to get inside and park. It’s unacceptable and a major inconvenience, especially on weekends.nnThe management, Cogir, is utterly incompetent. They never answer emails on time, often taking more than 48 hours to respond, if they bother to reply at all. When they do, expect either incorrect information or a rude, dismissive attitude. It’s clear that since they’ve changed staff, the service has gone from bad to worse.nnThe building itself has become a haven for issues. The constant smell of weed on every floor is unbearable. There are also frequent incidents involving young kids getting into the building and causing chaos on the rooftop, like setting off fireworks in the middle of the night.nnSecurity is a complete mess. The guards are not only aggressive but also display racist behavior, which makes the environment feel hostile and unsafe.nnAdding to the misery, the noise is relentless—whether it’s from ongoing construction, loud events, or people making a ruckus in the courtyard at all hours of the night.nnTo anyone considering moving to Espace Montmorency: run away. This place is a disaster, and it's simply not worth the stress and frustration. Don’t make the mistake of moving here; you’ll regret it every day.nnI thank god every day that I was able to run away from there.
You get noise on all floors from Cogir events, City of Laval events, noise from tenants, noise from restaurants, noise from restaurant patrons, noise from Place Bell events, noise from construction work, 9.9 richter scale earthquakes from the T4 gym. Add failing appliances, unbothered low cost security, very low value for cost and numerous clean, smell and overall property concerns. It’s a low quality project, simple as. No funky LEED© certification will give your money and time back. Anyone selling you rental apartments at Espace Montmorency sold their soul to the devil for sure. -1/5
Barbara and Monika have been great and responsive. Building is clean and well maintained. My 4 1/2 unit had no issues- hardwood floors were perfect, and good amount of storage space in the kitchen and bathroom. Rooftop has a great view of MTL. Location is perfect, with so many things to do nearby. As others have mentioned, however, the place bell makes this area very messy during events in terms of car traffic and parking. If you don’t have a car, this won’t be an issue. If you have visitors, they would need to pay 10$ for indoor 24h parking and 20$ if they enter during an event. Other option is to find parking in nearby streets, which can be difficult during events. I really believe that EM residents should have dedicated visitor spots considering how big the lot is. Internet has 50 mbs speed but an upgrade has been announced in a few weeks. All in all, we are happy with our unit and to be part of this EM project .
