Emerald Point is a 79 unit condominium complex KAS3226. While the complex has nice facilities like a rec centre, outdoor swimming pool, sauna and underground parking, the complex appears to be underfunded for future building repairs. As of September 2022 there may only be $162,902 in their reserve fund. Condominium fees are also high, in the mid 500s. There is a danger that unit owners may be called upon to pay assessments/levys if a major repair is required. The building was built in 2007, so it is about approx 15 years old. There are no age restrictions, and rentals have restrictions. The building has geothermal heat, which is included in condo fees. The low rating is because of the low reserve fund.
