This agent doesn’t do basic due diligence and doesn’t disclose material information about properties and then lies and talks to you like you are a 3 year old. She also doesn’t take responsibility, and cuts you off if you express concerns about her work. The worst agent I’ve ever worked with! Response to message below: 1. The price wasn’t negotiated by 55k, that’s a lie! The initial listing price was 1.25m, then the seller lowered it to 1.2m themselves since unit wasn’t selling, and we offered 1.195. The listing is deceiving as it shows from the initial price that they reduced before we went to see that place. You are totally lying right now!!! Wow!!!! I am speechless how dishonest you are. The condo also wasn’t selling like others in a hot market, which I’m assuming due to close proximity to highway and perhaps other agents were more diligent to mention that it could affect the resale price and how noisy it can be. It’s not enjoyable to sleep with ear plugs on every night in a 1.2m condo. Also, in march 2022 a month after we bought exact same size unit and layout in building right beside it got sold by $95,000 less 2. The price gotten from a place that we sold as mentioned was because the sale was at the pick of the market Feb 2022 and you priced the unit significantly below market for the offer night. So you know very well it was going to be sold above the listing price. If you priced it at a dollar, you would be now saying “I sold your unit 800k over asking” 3. We were actually clear that we are buying because of lake view from the living room for most part, and the information about upcoming construction was available at the time of purchase. It could have been found with simple research that we expected a realtor to do. The construction cranes came up within a month of our move in date so it the construction was in fact approved already. It’s about doing research and not guessing what the city would or would not approve. 4. I also will mention that we have been the most easy going clients. The investment property was bought from only one visit, the next condo was bought with only one visit, and the condo that you sold…. we did our own staging and everything. The least we expected an agent is to do basic due diligence about such a material information after making $50,000 in commission and only max 10 hours of work. Also, it’s not as easy as to buy and sell a condo, it comes with huge commission and transfer taxes, moving costs…before we event sell at a good deal, that money would need to recover us $40,000 in transfer tax, and commissions wile will be paying to agents of at least $65,000 if to sell even at the cost. So it will be a long way before we even recover funds forget about profit, and living with this noise and ugly view of highway with blocked lake view that we loved so much. if someone spends $1.2m on a condo, it’s only normal to expect basic work to be done by realtor and warning about material information such as construction that will cover up the lake view that we paid a premium for. Also, you offered no solution. When I was expressing my concerns about lack of due diligence, your response was “contact my broker to complain” Yes, we entrusted you with three deals, but the last third deal was a lazy transaction for you and the most costly to us and a total disappointment. it was the last deal and I would never entrust you with another deal. Every person who visited our condo and wanted to buy at that time never asked for a referral and went looking for their own agent. The construction was in fact approved by the city as it’s already coming up and the portion of building that is still in the process of getting approved will be approved in no time! It was YOUR job to inform us! You were just lazy and now try to lie your way out with truly pathetic excuses! After seeing how deceiving you are with the messages just confirms once again why I would never work with you again or recommend you to anyone!!
Excellent professional. Have purchased three properties with her. Honestly, will not work with anyone else. She provided excellent service and most valuable advice. Highly recommend.
