Terrible company. Their newly renovated building in 4851 cote-st-luc has panel gaps everywhere on the floor. Not to mention they had apes designing the place without supervision because the moment u go down the driveway to see an apartment, your car scrapes since they didn’t think or notice how steep they made the driveway. If you want to throw garbage you have to go all the way to the garage, no chutes on every floor which is ridiculous considering how much they charge for a building without amenities. Edit: everything they’ve replied with is completely false every tenant i spoke to when visiting outlined everything wrong with the building for me when i came so it was easy for me to spot the many issues. If you dont believe me i encourage you to take a look at any apartment in this building and you will 100% find panel gaps in nearly all of them due to the rush job they did when installing floors causing humidity to expand/shrink the wood leaving multiple gaps. My first visit for an apartment my car SUV scraped because of the ski slope driveway they have and i was told by the other tenants that no one uses that one particular entrance due to the issue of scraping. The person who replied to this is either unaware of the issues at 4851 or they are simply lying to make money. If you dont believe any of my statements i encourage you all to take a visit and see for yourself.Renovations have been finished for over a year and the building is still nearly empty. It doesn’t take a rocket scientist to see why nearly all apartments are vacant in this brand new building.
Nothing to do with the buildings itself, but one of the leasing agents, specifically Luc Levesque, was rude, threatening, and looks down on renters — if you enjoy being berated, he's your guy. His customer service skills make him extremely unqualified to work with the public, and him threatening me was the last straw. When I told him out of courtesy that I did not want to work with him anymore following a negative first few conversations and would be switching to a different leasing agent, he said “Do whatever you want, but honestly, you’re never going to rent here. You’re not the type of tenant that we want”. This statement, being far from the truth, as I have always been a respectful tenant at any place that I have lived at. He essentially threatened me that he’s going to prevent me from renting an apartment and I had to hang up to prevent his further verbal assaults. He also said to me, “not trying to be rude [which he was], but just rent somewhere else”. The unprofessionalism of Luc turns me off from ever renting with Cromwell. Cromwell was not accommodating and said that I HAD to work with him for this building, so I did not end up renting. Putting up with someone as egocentric as that is not a pleasant experience. Update: As per the comment below, I did indeed end up renting at 1540 av summerhill. This was NOT as a result of the unpleasant person that I had to deal with initially. I had a wonderful experience with Elena, a leasing agent with Cromwell that helped me out tremendously. She picked up the mess created by someone else and turned it into a positive by getting everything settled for me in a timely manner. I also had pleasant interactions with the receptionist and Cornelia, both of which assisted me in finding a solution. I decided to revise my rating to a 4-star, which is a long-way from my initial 1-star interaction, because of these individuals, but most importantly, the two individuals at 1540 av summerhill. I had the most wonderful living experience at this building because of Venie and Andre. These two were the most responsive, helpful, hard-working and caring building personnel I have ever come across. If you had an issue, they would be extremely efficient in attending to your needs. They resolved apartment issues, kept the building clean and orderly, and truly cared for residents -- a characteristic that is lacking in some individuals who work in this field. Among me and my friends, we had several of us come join this particular apartment building and the number one contributing factor was because of Venie and Andre. There is no doubt that myself and my friends would have considered elsewhere if it weren't for them I had heard of how responsive and friendly they were, which is why I initially toured the building. Although I do not discount my initial experience, as it truly was a horrifying thought to know that someone else could be subjected to the same level of disregard and disrespect that I faced, my experience was ultimately revised to the best living experience I have had in a rental complex because of these two individuals.
Avoid this place at all cost. I advise you to search up the suite and building on régie du logement as I have several cases open with them. You can also see how many other cases from other suites and buildings exist. It is public info and a great tool to use when renting in Montreal. You don't want to sign up for this mess.
Very bad super at 3033 Sherbrooke St West. The building manager is great. It's the weekend door man and the Super who are just awful. The weeday door man is great. The response when you complain to Cromwell is that its your own fault, not theirs. Do not rent from them if you want to pay $20,000+ a year for a small one bedroom in rent and be treated poorly,.
This company is terrible. They will try and scam you every step of the way. They use shoddy business practices and bank on their tenants being unfamiliar with landlord/tenant rights. The people they hire are incompetent and have no qualms practicing unethical and illegal business tactics. If you question them on anything e.g. overly high rent increases they will try and intimidate you into complying. If you want to risk renting with them, the tenants rights association will be your best friend!
This company is terrible. They tried to charge u 3 months rent for deposit and the rent is higher than most apartments in Montreal. Many contract terms are vague and only benefit the management itself.If you wanna transfer your lease to others, they would charge u a lot as transfer fees, and they would make so many unreasonable requirements for the new tenants who wanna rent your apartment, though they don't make strict requirements when you start a new lease.Terriable experience ever.
I have been a tenant for the past year at 1436. What began as a nice living experience has turned unnerving these last few months. For almost a year the service was acceptable with only bit of flakiness from management, however, this is definitely not the case anymore. I am sitting here in my apartment feeling like an idiot only able to connect to the internet via my cellphone because of a power outage. It is the middle of the day and I can't seem to so much a simple homework because of it. Over the past 3 months this building has been hindering my daily life drastically. A few things a noteworthy to mention about this establishment. We've experienced a huge bed bug infestation on my floor 3 apartments and other floors beneath me due to poor hygiene by previous tenants. Apparently these tenants were allowed to live in higher numbers some even 4 per apartment. The problem persisted over a period of 2.5 months but some tenants are still dealing with the bugs. There have been constant power outages because the building seems to be undergoing a massive electrical deficiency note: the huge and loud Hydro-Quebec diesel generator in front the building. Lastly, there seems to also be reoccurring problems with the plumbing in the building. After a few times that the water was cut, which keeps happening, I spoke to other tenants about it and we all agree that it is a huge inconvenience. Some of them even have families and tell me that when this happens, it messes up their daily routine. For all these reasons, I will no longer live under Cromwell after my lease is over. Only if you seek to make your life more complicated than it already is will you sign with these people. The service is poor and definitely not worth the $1000.00 per month. As a matter of fact I suggest changing the company name to just "Cromwell", because the latter in not noticed anymore. DO NOT SIGN WITH CROMWELL
Consider following things then have a contract with them: 1.There are bed bugs in their properties. 2.If you want to transfer the lease to somebody else you need to pay 3 months of your rent in advance 3.their staff are rude and scrupulous and they do not help you at all. 4.You need to expect water and electricity shut off in their properties 5.be careful about their promotions.due to they do not have any customer they consider it for you. 6.The rent is so high.So if you want to sublet it nobody will rent from you.
PSA: Save your money and rent with another property management company. I have lived in a Cromwell building downtown Montreal for almost a year now. It was a bit pricey but I took it anyway because it looked nice, met my needs and was close to the University. However, I quickly learned this was a very bad decision as I have had non-stop headaches with the building and management. The first problem was, and continues to be, that they have decided to do renovations to the building without notifying any of the tenants. Thus, by 7:00 am each morning I am awoken to the sound of some machine screeching, a diesel engine idling loudly and/or a group of men yelling at each other loudly. When I first called the company in December to ask how long the work would be they told my 3 days--it is now April, that's a bit of a stretch. The second problem is that because the building has been poorly maintained it just looks nice and shiny on the outside the power and internet are constantly going out. I have never experienced this anywhere else I have lived. As a student this means that I can never get work done at home. If you don't like living in the place that you pay to live in then I would really recommend a Cromwell building. Otherwise maybe consider another property management company which promotes honesty and integrity because this company is unscrupulous and will lie to your face, repeatedly and treat you like you are nothing. I have heard too, that if you complain too much they will evict you and then take you to the residency board to get the months of unpaid rent from you even though you have been evicted. TL;DR: Do not rent with Cromwell Management.
