Welcome to the Bed and Breakfast at Oliver Phelps!
We're located right near the Canandaigua Lake in the Finger Lakes Region.

Escape to an elegant, romantic bed and breakfast in the heart of Finger Lakes wine country in historic Canandaigua, NY.

Innkeepers/Owners, Lynne and Bill Keiper invite you to come and relax in one of Canandaigua's premier historic homes. Its 19th century charms include period antiques, fireplaces, down blankets, an all-season spa in an enclosed gazebo and fabulous gourmet breakfasts. We also have WiFi for your convenience.

Discover the natural scenic beauty of Canandaigua Lake, sharpen your culinary skills with a cooking class at the New York Wine and Culinary Center, tour over 120 wineries within an hour of the inn, bike the Erie Canal or our beautiful country roads, take a boat tour, go antiquing, visit some historic sites and gardens or just relax on our patio. The perfect place to stay at Canandaigua! We stayed for 5 nights and absolutely loved it. Bill and Lynne are the most gracious hosts we have ever met. They thought of every detail to make our stay perfect. The rooms and common areas are very well-appointed, the breakfasts are delicious and gourmet-class, and Bill offers great advice for things to do and places to eat dinner. It was absolutely wonderful!!!

Everything you hope to find in a B&B, and more. Comfortable, clean, beautiful home. Gracious hosts. Space for privacy. A picturesque yard with plenty of places to sit during the warmer months. Bill and Lynne's attentiveness to the many small details make a big difference.

The kind of extraordinary value you can never get from an AirBNB stay! We've stayed at 'the OP' (as we affectionately call it) during our summer vacation for several years running because of the incredible value we receive during our stay. There's the beautiful, historic house that's warm and inviting, with lots of airy spaces to relax in. There's the remarkable breakfasts: nothing heavy and greasy here, but rather three courses of ingeniously delicious, healthy yet filling portions sourced from fresh local ingredients and beautifully prepared and presented by our hosts. Clean, clean, comfortable, well-appointed, quiet, and did we mention clean rooms, each with their own lovely character. But the truly great value of staying at the OP is the service provided by our hosts Lynne & Bill. Sure, we read tour books and search websites, but there's nothing like having keenly observant, reliable and trustworthy advisers on the ground to help you maximize the enjoyment of stay, be it one evening or an entire week. From activities like trail or road cycling, hiking, lake water-sports, to choosing just the right local restaurant to fit your mood, palate and budget, to finding great rainy-day museums, historic homes and winery tours, they've really got their finger on the pulse of this beautiful region, and their suggestions and guidance have always, without fail, been spot-on. With our limited time and modest budget, they really help us make the most of each day and maximize our enjoyment during out stay with them. You just don't get that kind of value from an AirBNB arrangement or a motel.

There's nothing to not like, from the welcoming entrance to the very clean room, our stay couldn't have been more enjoyable!
